The staff are friendly and helpful, and the place is modern, very clean, and well cared for. The location is unbeatable, right beside some of the city's best restaurants. I'd make this my first choice if I stay in Chiang Mai again. The neighborhood is quiet, but the walls are thin. When eight people gathered in the common area at 1 AM, I could hear them from my third-floor room. There's no overnight staff to stop that, so bring earplugs. The central AC can make the room feel too cold, though I was fine with it. Single rooms are tiny but adequate; the room for three is spacious and has a huge window.

The location is good, the place is very clean, and the host was really nice. But it was so noisy I couldn't sleep, since you hear everything, including the person talking in the next room. The AC serves the whole floor rather than each room, and it isn't switched on until after noon. There's a big window but no curtain, so you can't get dressed in the room or sleep past sunrise.
