After living here for two years, I still think there are more positives than negatives, though my first high opinion changed over time. The place is very clean and hygienic, and the long-term rent is good value. Free Wi-Fi is fast, and the owner's son and daughter are nice, helpful, and speak good English. The reception looks pretty but feels more like a waiting room than somewhere comfortable to sit. The location is difficult for pedestrians. San Khok Chang Road has no footpaths, gets dusty, and turns into puddles when wet, even with the new drainage. There aren't many nearby facilities, just a small shop with limited choices, though the laundry is nice. There's plenty of motorcycle parking, but no covered area. There were several extra costs. Electricity was charged at the retail rate of 7 baht per unit. Water was a fixed 150 baht a month, I think, which could be a lot for someone living alone. At the end of my tenancy, the electricity bill was higher than average. There may have been a reason, but it seemed questionable. Maybe this is standard elsewhere, but I had nothing to compare it with, so I paid. They let me bring my own mattress because theirs are VERY hard by European standards, but charged 300 baht to move it, for about three minutes of work while I helped. Changing rooms cost 800 baht. Cleaning was 100 baht three times a month, if I remember right, plus 300 baht at the end of the tenancy. My room layout wasn't great. The furniture was fixed, and the bed was tucked into an alcove with no view. The air conditioner was partly hidden, and the balcony was small. Cooking wasn't allowed, even on the balcony. That's a common policy and may be a legal requirement. They did allow some additional furniture within reason. A mixed experience, about 3-4 stars.
