We tried giving this place a second chance, but health and safety had to come first. The bedding was visibly yellowed and deteriorated, and from the first day there was a severe dust mite infestation. All my allergy symptoms disappeared within 48 hours of moving out. Three cats roamed freely and visibly had fleas, and seemed to be getting no veterinary care. Contact with them caused immediate skin irritation. The walls were paper-thin. Neighbors regularly had explicit sexual activity between 2-4 AM, with loud vocalizations, furniture noise, and a constant rotation of visitors. It was completely unsuitable for peaceful living. Twice, maintenance workers entered my room space without notice while I was home alone. One reached through the kitchen window and was already inside my space before I knew. There was no CCTV, security protocol, or entry notification. As a woman alone, I found this terrifying and unacceptable. When I reported a missing item, Joy immediately shouted at me. I also witnessed her shouting at other tenants. When unannounced maintenance disrupted our work for hours, I asked for early termination and offered the deposit for utilities. She said my safety concerns were “unacceptable” and accused me of “breaking the contract.” Tourist police confirmed Joy's property is officially red-flagged. Officers knew her name immediately and documented a pattern of complaints. We forfeited our entire deposit to get away from her negative energy. After months of damaged health, ruined sleep, and feeling unsafe, I don’t think Joy has the hospitality skills, knowledge, or professionalism to run a rental property responsibly. She puts profit ahead of tenant welfare and safety.

I especially liked the quiet, pleasant area and the short walk to the beach. The place has a charming feel and a warm, welcoming atmosphere, and the residents were friendly, so it was easy to feel at home. The pool is small but always clean and refreshing. You can rent a bike from the owner. I stayed for three months and really enjoyed it. The owner was very friendly and incredibly helpful. When I arrived, she kindly offered to pick me up anywhere in Hua Hin, and when I left, she helped me move out free of charge. I had a great experience and would definitely recommend this cozy, friendly, affordable guest house.

I really like the local area. It isn’t flash, but it’s a gentle part of town, and the beach is only a few minutes’ walk away. It’s a few km from the centre and all the night lift, so it may not suit everyone. Local transport is easy, inexpensive, and regular, though I chose to rent a bike from Joy. I liked the area enough that I’ve rented a house here to live long term. I stayed at the apartment for a month. Joy met me at the bus station and took me there, which was really helpful. At first I had doubts because my room smelled of cigarette smoke, it felt quite basic, and the kitchen sink tap was broken. The tap was fixed a few days later. The pool is very small but clean and refreshing. The place’s charm soon won me over, though. It had a nice atmosphere, and Joy and the other residents were very friendly.

It's a peaceful, chilled-out place, with a short walk to the beach and really good room cleaning. The staff and owner Ms.Joy are very nice and make you feel welcome. On a sunny day you can cool off in the beautiful pool or lounge in the shade on the front porch. If you're coming to Hua Hin and want a stress-free stay, this is the place to book.
