The villa had lots of room, a great pool, and a good location, and it was affordable. But service was poor and inconsistent, with a different staff member each time. We were without water throughout the villa for more than 15 hours, and help only arrived after we had waited until we were exhausted. Electricity costs extra and add up quickly because only 100 kw per day is included. Cleaning wasn't included either, and by the second day we were out of decent towels and toilet paper. The villa was under construction and completed, with some areas we couldn't access, and the pictures were a little misleading. If you don't want poor service, extra charges at checkout, or to run out of clean towels and toilet paper, don't stay here.

There was plenty of room for 10, a nice pool, and a well-equipped kitchen. But the property information was misleading. The website said unlimited Netflix and a maid on site, neither of which was true, and different websites gave different details. TripAdvisor listed 7 bathrooms, but there were only 5. Electricity charges could add another 100-200 usd to the bill for 3 days, even though we turned off the aircon and lights whenever we were out. The "free" 100kw a day is a joke. They should say upfront what electricity is expected to cost each day. During our 3-day stay, two bathrooms had problems: weak water pressure, no hot water, and poor toilet flushing. One had two of its three bulbs out, so it was very dim. The beach is a 10-minute drive, not a 10-minute walk, and the road is obscure, so you need to hire a driver. I wouldn't recommend staying until proper maintenance is done, and ask clearly about electricity charges before renting.

The company arranged a chef to make us a delicious Thai dinner in the villa. The huge pool gave everyone in the family plenty of space, and the children's room was full of toys. For the adults, there was pingpong, billiards, and a big TV where I watched my Netflix shows. We couldn't have had a better time.

The place was dirty outside and under construction, and we had no water for 15 hours. Electricity wasn't fully included, and there was basically no service. The management team also tried to overcharge us for a tour: they wanted 2500 for the Phi Phi island tour, but I found it online for 1000. I'd give zero stars if I could. I'd never stay again.
