The owners were pleasant and the place itself was fine, but the noise made the stay rough. Dogs, either living next door or hanging around there, barked all night. It sounded like a dozen of them having some kind of meltdown, and I nearly got out of bed to see what they were barking at. The room next door also woke me several times by slamming the door, which shook my bed through the shared walls. I wish the WiFi worked and it were quieter. I don't blame the owners for the dogs, since it's a nice place, but sadly I doubt I'll return. I had the tiny single room, about 2 meters LxW, and at 300 bt it felt a bit expensive for my 10 yrs here. Mae Sai is a sleepy border town. The WiFi wouldn't connect to either my phone or laptop.

The location is good, about 200 m from the border with Myanmar. Still, 450 b felt a bit much for a standard double with a fan and hot shower. There was no free coffee, it wasn't very clean, and the wifi worked badly.

I wouldn't recommend staying here. It was cheap and well located, but the room was very dirty, dark and stuffy. The bedding smelled musty, and it seemed they hadn't cleaned it after the previous guests checked out.

The owner was helpful and gave me good advice, and breakfast with tea and coffee came with the room. I booked through Booking.com for 320+tax. The room was inexpensive and clean, though the fan blades were very dusty. For the shared bathroom, soap and shampoo dispensers would be more economical and help avoid waste.
