Baan Ketsamanee is a guesthouse on the 3rd floor, with rooms costing 450 baht. There’s no elevator and the stairs are steep. The room is small and fairly dusty. The air conditioner drips water, and at night there’s a bad smell from a nearby factory outside. I’d give it 3 stars.

The bed was comfortable, parking was available, and the location near the road was convenient. We arrived late, but the owner got up to check on us around 1-2 AM. Excellent!

The downstairs room is stuffy, though the upstairs one is a bit better. No one showed up at first. I called and waited a long time before anyone came.
