The bathroom smelled like urine, and the sink was grimy, like it hadn't been cleaned for two months. There was dust all over the floor too. This is the most disgusting hotel room I've ever stayed in. I strongly advise against staying here.

I went to check out the location because I was thinking of booking, but I didn't stay there. It's at the very far end of Jomtien, down what felt like the end of a dead-end alley. Very quiet, and it's also at the last stop for the Jomtien songthaew. There's a restaurant beside it. If you're after a very peaceful area in Pattaya at a reasonable price, you could choose this hotel.
Breakfast had no Thai sauces or condiments, and there were Russian tour sellers in the lobby but no Thai ones. It felt like only Russian customers were given quality rooms. The hotel doesn't feel like a Thailand holiday anymore. I can't come back or bring my family here again.
The rooms don't come with basic things like toiletries, and the reception staff were rude, uncooperative, and especially racially biased toward Indians. Anyone paying for a service deserves to be treated with respect. Dr. Ankita, Partner Knowledge steez
The location is handy if you want to walk just 3 minutes to the beach, and room prices depend on when you book. Booking two weeks ahead was cheaper for me than booking close to the stay date. From there, restaurants and cafes are a 3-8 minute walk, mostly around 100-300 baht. Walk 10-20 minutes and there are options under 100 baht, or go 22 minutes to the Big Night Market for lots of food choices. I found the cheaper food pretty tasty. The rooms are much alike, with some difference in size. Mine had a bit of a stinky smell, and cleanliness was only moderate, so that needs work. Still, you get what you pay for. There's a pool for days when you don't want the hot beach. Take the lift to the 8th floor, then use the stairs to reach the rooftop. Breakfast can be added when you arrive for 120 baht per person. I forgot to photograph it, so check other reviews. The building looked about 15 years old or more; just my opinion, but I'd like to see the owner renovate room floors one at a time for a fresher, more comfortable stay.
