Emerald Palace was a joyful place to live. There’s a 7-Eleven right next door with fresh food every day, plus nice restaurants and the beach within walking distance. The staff were professional and always ready to help make things comfortable. The grounds are well kept, with a swimming pool and sauna. I spent a year in a studio condo here, and it was excellent. It was extremely quiet day and night. Even with my music turned up inside, I couldn’t hear it outside the door, thanks to the giant fish tank water pumps. They created the best sound cancellation I’ve experienced in a condo. The neighborhood felt very safe and well looked after, and the walk around the area was soothing. People were out walking from as early as about 5:00 a.m. through late at night. Several people who bought newer, shinier condos told me they wished they’d chosen Emerald Palace instead. The rooms here were larger, and you couldn’t hear people talking in the next room.

For me, the location is the best part. You’re five minutes from almost everything you need. They take great care of the property and keep it very clean, and the staff are friendly and professional.

My experience with this management was really bad. I’m sharing this to help others avoid going through the same thing. It feels like a lose-lose situation, and if you don’t take my advice, you’ll soon see why.

Buyer, renter, whoever you are, beware. Caveat emptor. This is the height of cheating and corruption. The false JP/manager acts like Don corleone, with local coppers in his pocket, while illegally cutting electricity and water to buyers involved in court disputes and demanding fees with menaces. Major banks are complicit in the theft of title documents and in mortgaging units they know have already been bought and paid for. The apartments are good, but there are too many newly built high-rise condominiums around them, and more are still going up.
