There's a lot on site, including pools, massage, fitness, shops, dry cleaners, and cafés. It's also within walking distance of 7-11, ATMs, Tops Daily, and restaurants. The park beside the complex is beautiful, with places to run, walk, or do calisthenics. Staff are friendly and helpful, and the complex is kept clean and tidy. It's a great fit if you like pools and swimming or have kids. But the apartments need renovation, the walls are paper thin, and water pressure is low. People are noisy, doors slam, and loud sounds carry day and night. Some people smoke cannabis. The whole complex is old and worn down. If you want peace and privacy, this isn't the place.

The staff were really nice, and the building has a great pool and plenty of things inside, including food, bars, restaurants, and shops. There’s a supermarket about four minutes away too. But the room was a different story. Construction nearby meant I couldn’t open the balcony door without dust pouring in, and I had to clean the balcony every three days. If the owner hasn’t set up a Wi-Fi router, using your phone is basically out of the question. They wanted 1,300 euros for internet setup and a 12-month plan, while I’d paid 2,000 baht for a router and setup at my previous room. The weak condo internet also made the TV channels unreliable. After 8 p.m. the bugs came out, and I had a few cockroaches. If you’ll be spending time in the room, check that there’s a router, and try to get one facing into the building rather than the roads. Construction around the place is intense, and it isn’t a great spot for Bolt. For two months, it was okay, but not great, apart from the staff and facilities.
The administration demanded a fine from me after I’d been there just one day. Nobody had told me I needed to register my motorbike, even though it’s legally mine and I had a valid rental contract for the unit. The way office staff confronted me felt intimidating, more like extortion than clear enforcement of a fair rule. They didn’t properly explain the policy or allow any grace period for a new tenant. They wanted money straight away, despite my documents and the fact I’d only just arrived. It feels like management may be using situations like this to make illegal profits from residents. I found it unprofessional and far from the helpful attitude or “Thai friendliness” you might expect. Be careful about staying here. The management doesn’t seem to act in good faith.
The pool area has a resort feel and gives me a Maldives vibe, with lovely landscaping and a peaceful atmosphere that’s great for relaxing. The place itself is beautiful, spacious, and well designed. My main reservation is the building management, or juristic person. Some administration and service matters aren’t handled as efficiently or professionally as I’d expect from such a nice condo. With better management, this could easily be a five-star stay.
It has all the main services you need, plus Pattaya’s biggest tropical lagoon-style swimming pool 🌴🏖
