The smell from the sink drain seemed to fill the room, and the room itself needed a deep clean. There was sticky liquid on the desk and side table, and the fridge hadn't been wiped. The hotel feels worn from being busy, and standards have dropped a lot since my two stays in 2024. There were problems at the desk too. My friend had booked a separate room and was in the lobby, where reception staff made comments about the guest I'd invited. When I raised it, the receptionist quickly told me it was none of my business. I paid a 1000 bhat deposit for both rooms because my friend had no cash. At checkout, the receptionist seemed not to understand that I expected the full 1000b back. I asked through translation how much the room deposit was, and she said 500b. We were in different rooms and on different floors, and had paid by different methods. I only got the full amount back after calling the receptionist who checked us in. I also asked several times at check-in to pay for our two-night stay, and fortunately the next morning's receptionist understood what I wanted. Breakfast was in another building, poorly managed, and not particularly clean. The breakfast and pool seemed to be advertised as on site, which I think is wrong and affected my rating. The breakfast is just about okay if you're starving. The desk service needs work, and the drains need attention.

Nene and Wawa were really kind, friendly, and helpful. The room was spacious and clean, with a soft, comfortable bed, and the location was great. I'll stay there again when I'm back in Pattaya.

For the same money, two nearby hotels are much better. This place is dated, shabby, and needs more than a little care or a renovation. The towel rail was coming off the wall, the lobby floor was terrible, the linen was worn out, the bed was hard, and the fridge barely worked.

I checked out after just five hours because the noise was unbearable and staff said nothing could be done. Noise inside and outside the building made it impossible to relax or sleep. The balcony couldn't really be used either, with loud, hot air conditioning units from other rooms placed directly on it. The rooms were unpleasant, and the place felt like a poorly maintained guest house rather than a hotel. What was online didn't match what I found. I strongly advise people to avoid The Base Inn Pattaya. The description is inaccurate, and you can find much better accommodation elsewhere in Pattaya.
