That little coffee shop downstairs is such a cute touch, and it even has a bookshelf full of different books. We stayed two nights and got moved from the smallest room to a bigger one without asking, which was so thoughtful. The room was clean, with a hot shower, and breakfast was included. Staff were lovely and helpful. You're right in the middle of Walking Street, close to everything. The wifi can drag a bit, but it works fine unless you're streaming heavily.

The shared area downstairs is a nice place to sit with coffee or get some work done, and laundry can be arranged with the caretaker. The stairs to the rooms are steep and narrow, with a few uneven steps, so they could be tough if your knees aren't great or after a night out. Rooms are non-smoking and non-vaping. Cleaning is available every two days if you ask. The room itself gets plenty of daylight through big windows, with a comfortable queen bed, a daybed, and a slim balcony where you can dry clothes. It's a quiet street, just a little away from Walking Street and its crowds. The main eateries are about 30 paces away, with an Italian restaurant next door, plus pharmacies and a 24-hour 7 Eleven nearby. A really convenient spot on Koh Lipe.

The owner was easy to approach and shared plenty of useful tips. Our stay was pleasant, and the rooms were comfortable and very clean. There was free drinking water, sunscreen, aftersun, and snorkeling gear to use.

The breakfast was a real highlight, and it was part of the booking price. The receptionist was especially helpful and spoke English very well. The rooms are on the small side, but the place feels cosy and is close to Walking Street while staying quiet at night. They also provide drinking water and lend snorkeling masks for free. We had a lovely time here.
