The lack of parking is a real downside if you're driving. Street parking is the only option, and the local rates are very expensive, so it's worth knowing about that extra cost and hassle beforehand. The building also includes student housing, so there are lots of students around most of the time. It changes the feel from a traditional hotel, and might surprise anyone looking for a quieter, hotel-only setting. Our room was clean, modern, comfortable and well kept, with clearly high housekeeping standards. Reception staff were friendly and helpful. However, we hadn't been given the room type we booked, so I had to return to the desk and ask for the right one. They fixed it, but it was an unwelcome hassle after a long journey. My stay at KM Hotel Edinburgh had both positives and drawbacks: the clean room and pleasant service were good, while the parking, student environment and booking mix-up are worth considering.

Breakfast was delicious and there was plenty of choice, though I found it odd that there were no beans with a cooked breakfast. The coffee machine was great, and the breakfast staff were friendly and attentive. The front desk team, on the other hand, were dull and short on basic customer service. Our clean, compact room had what we needed, but the mattress was awful, one of the worst my partner and I have slept on. The pillows, sheets and quilt were good, but we woke up sore and uncomfortable. There was a strange smell in the third-floor lobby, where our room was, though the room itself didn't smell. Noise from the back early in the morning wasn't ideal either. For nearly £200 for one night, I'd expect a better mattress, friendlier desk staff and beans at breakfast. Not great for the price.

The staff were lovely, and we enjoyed our stay overall. Breakfast was great, and our room had enough space, a furnished kitchen and hot showers. The mattress was quite firm and hard on my back since I'm not used to that. The location is close to the University, Royal Mile and Arthur's Seat.

A lovely little find, with bright, clean rooms and a very nice breakfast. We only spent a short time at the hotel, but the staff were extremely helpful. It's right by the University and just a ten-minute walk from the centre of Edinburgh. I bought the stay through Itison, which included a free glass of prosecco. There was some noise until around 11 and again early in the morning, but I'd still highly recommend it. Nicer and cheaper than a Travelodge or Premier Inn.
