Our large front room felt cozy and spacious, and I loved how it gave us a sense of everyday life in Edinburgh. The bed was incredibly comfortable, too. The host was a real highlight, so welcoming and helpful, and the price seemed reasonable. The location made it easy to get around on foot, with main bus routes and lots of lovely city spots close by. We couldn't have picked a better place to stay.

The owner was so friendly and helpful. The room was very clean, and we could walk to pretty much everything in Edinburgh from there.

Richard was friendly and quick to respond, but the room wasn't worth £266 a night in August, even during the Fringe. It felt like a rip-off for the condition. The room was cold since it's below ground, and the plug-in heater didn't help. The window wouldn't open, there were loads of adapters and wires plugged in, and the shower was very cramped. Its curtain smelled damp, as did the room, which may explain the dehumidifier running all the time. The bathroom needs updating, with mould in the tile grout. We were given just one small bottle of liquid soap for two people over three nights. Avoid.

The staff were lovely and sorted out a few things for me, including help with a taxi and directions. The main shops are about a five-minute walk away, and the castle takes around ten minutes. Nothing was too much trouble, and I'd happily stay again on our next visit. Fully recommend. Martin & Kim

The room was clean, the staff friendly, and getting in with the keypad was straightforward. The tram stop is within walking distance. We found the bed a bit small for two, and the room was very cold. The supplied heater helped, though better insulated windows would probably make a big difference.
