We had a really enjoyable Friday night here in early October 2025. The room was spotless and comfortable, and the shops and bars were just a short walk away. We could park on the road outside the hotel. Breakfast was lovely, and the owner was excellent, answering all our questions about Leamington Spa.

Martha was so kind and friendly, and we loved our stay. Everything suited us, especially the excellent breakfast. The next day we stayed at a Hilton tyr, but this guest house was far better and cheaper. We'd stay again.

Whenever I'm in Leamington, I look up Hedley Villa for a room. It's spacious and comfortable, and the breakfasts are yummy. Martha, the host, is one of the most welcoming and lovely people I've met. Thank you, Martha.

A great little B&B, and a real bargain in a town that's usually very expensive. The owner was friendly and helpful. My room was clean and comfortable, and there was no noise from the road or other guests on the quiet side street. Very handy for Central Leamington. I'd highly recommend it.

For the price, this is a superb guesthouse. The room was spotless and well appointed, breakfast was tasty and generous, and the owners and staff were super friendly. It's on a quiet, pretty street, only a 6 minute walk from the station. A wonderful experience.
