Excellent staff and breakfast that's spot on for £7. This is a lovely budget hotel in a great spot, right beside Headingly stadium.

Rooms are pretty standard and relatively quiet. Some of the interior design is odd, but it didn't bother me much. Good for the price.

I might stay here again if it turned out to be the cheapest option. The customer service was good, and they offered early check-in at their convenience. The receptionist seemed nice, but the room was freezing when I arrived, even though I was actually later than normal check-in. The windows had been left wide open. I couldn't get the heater working, perhaps because it was July and switched off at the mains. There was a space heater and a fan, though I only noticed the heater after I no longer needed it. Once I shut the windows, the room warmed up. The bathroom floor stayed cold because of the tiles. The spring mattress was just adequate and not very comfortable. The hotel feels dilapidated. The bathroom tiles were cracked, the furniture stained, and there was a regular key instead of an electronic card. Those are smaller issues, though. Cleanliness bothered me more. Beneath the cover was something that looked like a dropping, though I did wonder if it was just dirt from my trousers. It left me uneasy about whether there might be rodents. There was dust under the radiators and on the closet's top shelf, where two irons were kept. I guessed one might not work, but there was no ironing board. I also found small bits of hair on the bathroom floor. The bathroom door had no lock and wouldn't close fully, which would make using the toilet awkward, though I was in a single room and avoided that situation. The English breakfast cost £7. The sausages were lovely, but the bacon was too salty and the mushrooms and tomatoes were clearly tinned.

Our rooms weren't ready when we arrived, so we had to wait for the cleaners to make the beds. There was a live socket on the wall with bare wires showing, and the bed headboards were broken. The shower on our floor had no hot water, so we went up two floors to find one that worked. The shower rooms were dingy, and a light kept flickering, making it hard to shower. When we told the receptionist, she didn't seem to care. I also overheard her discussing more customer complaints, and she didn't sound as if she took them seriously.

Our twin room was tidy and clean, and both beds were very comfortable. The Butlers Hotel had everything we wanted, and we had a very pleasant few days in Leeds for an event in the city centre. My best friend and I would definitely stay again, and we're grateful to everyone there. The manager was helpful and a real gentleman. The Chef's breakfasts were outstanding, the waitresses were first class and very polite, and the housekeeping team clearly work hard to keep the hotel in good order.
