The breakfast man seems to be the one bright spot. The owner, though, has no idea how to treat people. Absolute disgrace. My sister and her friend stayed the weekend of 18th July. At first she thought the hotel was dated and needed updating, but it looked clean and tidy. Then she got trapped in the bathroom and her friend had to kick the door open. Thankfully, he was there. At 2am Saturday, water started pouring through the roof. Her clothes were soaked. Her friend used a wooden coat hanger to switch off the electric plug, which was sensible, especially since a plastic bag was covering the smoke detector by the downstairs entrance. She was moved for the second night and offered a 60% discount for the first. The owner returned only £50 of her £225 bill in cash and refused to provide an itemised bill, saying he couldn't. I called and said he should refund the Friday night. He insisted there had been no issue while they used the room and asked what my problem was, since he'd sorted it out with my sister, who is a nice lady. I told him he had taken advantage of her because she didn't want to make a fuss.

Breakfast was generous and delicious, and the family running the place clearly take pride in both the service and the accommodation. They were superbly clean and the service was excellent. Ramsgate's amenities are a short walk away, though parking on the very busy Spencer Court was difficult; we found a spot on a nearby street after a short walk. I came here a few years ago with my teenage sons to explore my family history in Ramsgate. It was especially meaningful because this B&B was my grandfather's home as he grew up. It's a budget hotel, with smaller, dated rooms, but the price is fair for that.

The location is just right and the room is nice, though the bathroom is small and has cracks. Breakfast was a letdown. They only had inexpensive orange juice and cereal, and the English breakfast took so long to cook that it wasn't ready for 8:30.

The location is great and parking is free, but I wouldn't say it's worth £100 a night. You have to call ahead to arrange check-in, then phone again if you need fresh cups, tea or coffee, or the bin emptied. There are a few safety concerns in the room: an extension lead beside the bed, and nowhere sensible to boil the kettle except on the floor. The balcony decking looks rotten. The room has taken some rough treatment, with a cracked window and broken bathroom door.

The manager was lovely, showed us around, upgraded our room for free, and gave us bottled water. We only stayed a short time, but it was very sweet. Had breakfast and coffee in the morning. The rooms could use a little care, but with that sea view, location, and price, we'd definitely return.
