Even before I signed the lease, Recita woods helped us through every little detail about the property and the lease. She was also supportive while we were moving in. I only moved in two days ago, but my experience has been phenomenal since my first visit.

The location is awesome, and the building and maintenance staff are very nice and helpful. We loved living here until the construction started. We’d move if we had the chance, since the noise has been so disruptive for months. The letter said loud demolition would last about three weeks, which was accurate for each unit, but the units are done one after another instead of at the same time. Through all of December and now into January, it’s been hours of grinding, hammering, and sawing every day. We’re having to dose our cars to calm them. The rent is too high for this kind of disruption to daily life to go on for months. The staff managing the payment portal don’t seem to read individual leases, so we have to fight for every concession each month. It’s very frustrating.

The front desk team, especially Marcus, and the maintenance staff were fantastic. Marcus went above and beyond, everyone at the desk was great, and maintenance responded quickly and did good work. Their professionalism and care are the reason I’m giving this two stars instead of one. My 18 months here were made frustrating by the administrative office’s poor communication, the rent increase, and issues that went unresolved. I repeatedly asked questions about my lease and got no answers. Trying to arrange an in-person meeting to sort things out was unnecessarily difficult, even though the office is on site. The contrast with the helpful front desk staff was stark. After only four months, our annual rent went up 13%. It may be legal in Virginia, which has no rent control or limits on increases, but it still felt sleazy and made it hard to plan or feel secure about housing costs. The light fixture covers in the hallway on my floor were removed and never replaced during my tenancy. The exposed sconces caused harsh glare for over a year. You literally needed sunglasses to walk through without getting a headache. It affected residents every day, and the sconces were still exposed when I moved out. I can’t understand how that was allowed to continue. The hot tub is only open in summer, yet it was out of commission for nearly the whole summer of 2025. An advertised amenity being unavailable during its only operating season is unacceptable. If management listened to its excellent staff, took tenant concerns seriously, fixed basic issues like the hallway lighting, and didn’t gouge residents on rent, this could be a great place to live.

After a very long day of apartment tours, this was our 10th and final one. Working with Recita Wood made it enjoyable instead of exhausting. She was kind, thorough, and knowledgeable, answered all our questions, and made sure we understood everything. Her timely emails, professionalism, and approachable manner made the process feel seamless. We really appreciated her guidance throughout.

The building felt dated and didn’t have much appeal. The tour itself was uncomfortable, too. The leasing agent seemed impatient and uninterested, like we were interrupting her break, which made the whole experience feel unwelcoming.
