I've lived in Atlanta through years as a student and now as a full-time worker, and stayed in plenty of places. This has to be the worst one. After nearly a year here, I can't believe I'm paying over 1k a month. I wouldn't recommend it to anyone. If you're desperate for a place, as I was, please look elsewhere. It's nasty and nowhere near worth the rent. There are cockroaches throughout the hall, the hall AC doesn't work, and the doors at both entrances barely shut. They look like they may have been pried open, or could be again. My apartment has about 6-7 layers of paint, with the landlord-special treatment on most outlets and actual paint on a few. In the first few weeks there were around 100-200 cockroaches of 3-4 varieties, small and large, plus droppings everywhere. There's mold all over the shower door, and a family of rats by the trash because that area is so dirty and rarely cleaned. My front door hangs off at the sides under what looks like multiple layers of paint. One of its hinges isn't even connected to anything. The previous tenant was a heavy smoker, which I wasn't told. Whenever I showered, yellow gunk ran down the walls, and the place smelled like 10 years of cigarettes. The management is nice and receptive most of the time, but even if your expectations are low, you'll be unpleasantly disappointed.

The trash has sometimes gone weeks without being collected, people leave cans and rubbish around, and the grounds aren't maintained. Just last week there was a rat larger than my dog near the collection area. I swear I'm not exaggerating. Roaches are also all over the building: I've seen them in the entryway, halls, stairs, laundry area, coming out of wall outlets, through cracks, and under my front door from the hall. It's truly disgusting, and I can't recommend anyone move in. I'm posting pictures and will add more later. I only keep this apartment because of its location. When Sebastian was the manager, he cared about tenants and helped get things handled. After I moved in, I had problems with the heater and AC, roaches, a bathroom ceiling leak from an upstairs apartment, a leaking sink, then more roaches. Sebastian took care of the issues, arranged deep cleanings, and had pest control on a good schedule. He left at the beginning of August, and since then pest control has come only once, even though I was meant to be on a three-week schedule, or at least monthly. The new management has failed completely and simply doesn't care about the building or its tenants.

My apartment is full of roaches and bugs now, after days with a huge hole in the kitchen ceiling and water leaking through it. I lost food, important documents, personal belongings, and more because the manager didn't act on my request to fix the ceiling. Property management hasn't handled the problem efficiently. They don't respond to emails or calls, and living here like this is very upsetting.

This place could be great, but it's not worth the rent with management like this. There may be only 30 tenants at most, yet repairs take 3-4 weeks. When I asked to get issues fixed, I was told, "Well, we have a waiting list. If you want to leave, leave. We have people waiting to move in." That's just one of many examples of management's poor attitude.

Sergio stays on top of any concerns about vacancies and gets things handled on time. He also makes sure the work is done and that we’re happy with our home. I’ve dealt with a lot of property managers, and he’s the best one I’ve met.
