Even with the frustrations, I still like living here. The building and location are fantastic, but weekend karaoke from Punch Bowl Social runs about 9 pm to midnight and is relentless, even on the top floor. It's hard to sleep with singing right by your bed for three hours straight. The common area can't be used for even one small family gathering. I'm not talking about college-style parties every weekend, just hosting loved ones once in a while. It's a shame such a nice space sits unused, and the restriction is hard to understand. There are a couple of office areas, too, but the last I checked residents had to pay something like $50-$75 to use them. I didn't look into it further because paying to use space in your own building feels like nonsense, especially when friends in other condos can use their common areas as residents. If management changed the common area rules, made the workspaces more resident-friendly, and found a way to buffer the weekend noise, this could be a much better place to live. For now, the location is great, but the limits make it harder to enjoy.

Maintenance was great, and I could always count on that team. The leasing office staff were fine as long as I had no problems. When my water bill stayed unusually high, the front desk said I'd used too much and suggested I mention it to maintenance. I did, on a ticket for something unrelated. They said things looked fine, and the high bills continued for months. Maintenance eventually told me the billing side might be wrong and I needed to call the billing company. After lengthy calls, I learned my meter hadn't been reset properly and I had been billed incorrectly for months. I only got credit for the period after I opened a maintenance ticket specifically asking them to check the water. The earlier times I'd raised it with the front desk or maintenance apparently didn't count. It became clear they didn't really care about residents. The place seemed all right when I moved in. Staff were hands-off but friendly, though I should've taken it as a red flag that they just gave me the model's code and little information. Building and parking garage security were poor. Many things were left open, and the garage gate was usually broken for the year I lived there. I was in Building 3, right across from Sweet Paris, and the soundproofing was a joke. From the mall you could hear the same 10 songs, cars revving, people yelling, neighbors talking on balconies, upstairs neighbors yelling and throwing things, hallway cleaning, everything. Construction went on constantly for about a year after I signed my lease. Half of it was mall renovation, but the noise was awful. I could hear cranes and drills at midnight and early morning. No one told me about the work; when I asked, the front desk said the mall didn't tell them anything. I think it's their responsibility to inform residents, but they clearly don't. More recently they replaced the apartment roofing, leaving so much trash and debris on my balcony for weeks that I couldn't use the balcony I was paying for. They raised my renewal rent even while rents overall in Austin were going down. After all the problems, I fought it and got the price matched to what I already paid. I would've moved out if I hadn't been traveling for a month during the lease end date. They make you pay for package lockers, but there aren't enough. Packages have been marked delivered without being at my door or generating a locker email. Staff said delivery drivers are always told to use the lockers, but one of my packages was dumped beside a locker in another building. They also charge if a package stays in the locker more than 3 days. When I first moved in, I was out of town and got an unexpected package in a locker. The front desk refused to hold it even though I hadn't ordered anything. I had just moved to Austin and didn't know anyone nearby, but thankfully I was in touch with neighbors and they picked it up for me. The amenities are forgettable and not what you'd expect for the area. This isn't the luxury living you might expect, and there's a reason the property has some of the worst reviews in the Domain.

As a first-time delivery driver at the Domain, I needed directions to the building's delivery locker room, and thought the staff member would give me a code to get in. Instead, she held up one finger because she was on the phone. I understood and waited, but then she rudely told me where the lockers were without making the layout clear. I started walking the way I thought she meant, then heard her loudly call, “No, the other way.” She used her fingers to point me along after that. Her body language and the way she treated me were rude and unprofessional.

I lived at Residence at the Domain for over 11 years. What began as a comfortable home ended in unsafe, uninhabitable conditions, and I can't recommend this complex. Management let serious health and safety problems escalate, ignored repeated warnings, and failed to act even when I provided photos and video. Their disregard for tenant well-being was clear. The HVAC had mold, rust, and silica dust contamination from renovations. With my severe asthma, that made my respiratory problems worse and led to multiple ER visits. Management didn't address the underlying issues. Instead, they provided temporary fixes, including a window AC unit that stayed in my window from Oct to Dec moveout, while the HVAC remained unsustainable for weeks. Unsafe air quality continued, and basic heating and cooling requirements weren't met. Water discharges from the HVAC also caused ongoing structural damage and mold growth. When floor tiles were removed, sanding the cement floors spread silica dust throughout my apartment. It coated kitchen appliances and personal belongings and got into the air ducts. That's hazardous, especially with severe asthma, and the apartment became entirely uninhabitable. Despite those conditions, I was charged prorated fees when I moved out, with no accountability for failing to provide the habitable home tenants are legally entitled to under Texas law. If you or someone close to you has asthma or another respiratory condition, don't live here. The air quality and unsafe conditions pose serious health risks. After 11 years, I left with my health and quality of life badly affected. Prospective tenants should talk to current residents or read reviews carefully. For your health, safety, and peace of mind, look elsewhere.
