I moved out in November 2025 after 13 months of maintenance problems that never got properly fixed, and I'm still trying to understand a balance of over $1,300 on my account. Morgan, one of several managers during my lease, called it an accounting error and said it would disappear. It's February now and the balance is still there. No one has explained the charges, despite my repeated attempts to get an answer. From move-in onward, there was a strong sewage smell throughout my unit. Management said it was a city problem affecting our side of the building, but it was never resolved. The bathroom baseboards already had significant water damage when I moved in, the window blinds were broken, the fire extinguishers lacked their proper casing, and the unit hadn't been cleaned properly. I recorded all of that on the official move-in addendum. Repeated maintenance requests and follow-ups didn't get these issues fully addressed. I've called several times, left voicemails, emailed, and visited the office on three separate occasions, but nobody has been able or willing to help. I'm asking for transparency and a clear explanation of the charges. Ignoring former residents and failing to communicate is unacceptable. I hope someone in leadership takes this seriously and contacts me to resolve it promptly.

I was approved after applying to this property, which I'd found online through a Facebook marketing video posted by someone presenting herself as the property manager. I got her number through Facebook, talked directly with her about moving in, and received the deposit amount in writing. She said I'd get my lease that same day, but it never arrived, and nobody followed up about my application. Around 5:00 PM, the day before my move-in, I finally called the office and learned that the manager I'd been speaking with had been let go that day. A leasing agent then said they might not honor the written deposit amount and told me to email the regional manager. At first, the regional manager assumed everything had been discussed verbally and said she wouldn't honor the offer. I sent screenshots showing it was in writing. She then said the former manager had never been an employee of the complex, but was a third-party contractor, and that she wouldn't honor the agreement for me “or any of her friends.” That was deeply unprofessional and concerning. It was wrong to assume I had a personal relationship with someone representing the property, and applicants shouldn't have to know how staff are hired or classified. If someone is publicly marketing the property, approving applications, and giving prices in writing, applicants should be able to rely on that information. This reflects a serious internal communication and management problem, not an applicant issue. After reading other reviews, it seems to be ongoing. It's unfortunate to see a community with so much potential struggle with poor organization and lack of accountability at the office. I hope this helps future renters proceed cautiously and encourages management to address these issues.

I was told to reapply later that day and assured my original application payment would transfer. I reapplied promptly and tried to follow up, but from Wednesday through Friday nobody returned calls, answered the phones, or communicated from the office. This followed a confusing denial. Several days after I applied, I received an email saying I had 48 hours to contact the office to request an override. I called the next day, within that window. The admin spoke as though she were the manager, dismissed the email's instructions, repeatedly interrupted me, and said the decision was final because the 48 hours had passed. The email had arrived the night before. When I pointed that out, she said the written instructions were wrong. I was told the denial involved my co-applicant. I asked for management and was told there was no manager, just an assistant manager who was busy. A few seconds later, the assistant manager came on the phone and said she'd speak with her regional manager about possibly removing the co-applicant. I'd researched this and knew it could be an option, which is why I'd asked. I was genuinely interested in this community, but problems showed up right away. The property felt chaotic, with large groups lingering throughout the building. The leasing office seemed understaffed, and the admin appeared disengaged and overwhelmed. Communication during both visits was minimal. The tour was rushed and incomplete: the hallways were dim, the elevators visibly dirty, and the unit smelled unpleasant. Nobody showed or explained any amenities. I continued with the application despite this, understanding that high volume and the MLK holiday might cause delays. The lack of consistency, accountability, and basic professionalism is unacceptable for a company making housing and financial decisions. Based on my experience, I'd caution prospective applicants about the disorganization and communication failures here.

The pros include a great location with easy access to restaurants, run clubs, and downtown activities. The place is affordable, the maintenance team responds quickly, and the office staff were nice and understanding. But the water system is horrible and smells bad. Around the complex it also smells like dog urine and feces because residents don't clean up after themselves. My apartment had mold that was hard to breathe around. These drawbacks outweigh the good points because they could lead to health issues.

The layouts are beautiful, and I was lucky to get one of the best ones the complex offers. The amenities are amazing, and the new yoga studio almost made me reconsider renewing my lease. I love the manager, who's simply great and always ready to help. The new management has turned things around and is happy to fix issues that come up. They added safety precautions, with security and police patrols at all hours. I gave four stars instead of five because when I first moved in, the previous management team was still there. They were absolutely horrible and were orchestrating break-ins of people's cars.
