Las Olas Guesthouse at 15th Avenue

The room was basic but clean, and it was nice to have a smart TV. The pool was warm and fairly clean. The location is great, with easy access if you book through the proper channels, close to conveniences and not far from shopping or the strip for a beach day.

We were there for one night so my son and I could see a soccer game, then left early. The property was run down and poorly maintained. My son had been excited about the pool from the photos, but it was overgrown with weeds, broken patio furniture, and debris. The floor in the room looked water-damaged, peeling and bowing, and everything, including the walls, seemed wet and moldy. At check-in, another guest and I couldn't get through the gate because we hadn't been given access details. In the morning the keypad had died, so I couldn't lock up. I called to report it but never heard back.

The bed frame collapsed at 2 a.m. I removed the broken frame and slept on the floor. I called the emergency number at 6 a.m.; they said they'd get back to me, but never did. After I called again, they moved me to another room. The towel bars were still pulled out of the wall there, and the AC leaked all night, leaving a river of water on the floor. When I asked for a partial refund, they claimed they'd fixed everything while I was there. That's a total lie. I'll post this everywhere I can. The first room was small, with a queen mattress on an IKEA futon frame. The keypad didn't light up, so don't arrive after sundown. The trees and weeds hadn't been tended in a long time. There were no coffee cups, only one bath towel for two people, and the microwave cord couldn't reach an outlet. There was no outlet by the bed for my CPAP, and there was mold on the baseboard near the shower. The stairs were rusty and need a complete overhaul.

It's a cute, very Floridian place with a heated pool and a comfortable bed. The rooms and property have a strong smell when you first enter, maybe bleach; they could switch to Fabuloso. It's close to a direct route to the beaches. Yes, it needs some work and is rough around the edges, but I had a great experience. Manager Shannon was helpful, kind, and sweet. Be aware, you don't get the entry code until four hours before check-in, and you can't check in before four unless you call. If something goes wrong, you're mostly on your own. The office phone is answered only between 9 AM and 4 PM, so you need to be self-sufficient.
