In Apt 201, sleep was hard to come by. The garbage truck came at 6AM every day, and the moving crews and maintenance were loud and frequent. The walls were thin enough that I could hear the neighbour’s dropping things at night. In summer, I couldn’t keep the window open because of the garbage smell. There was a serious cockroach problem in the kitchen that management never dealt with despite several maintenance requests. The toilet and shower drain let sewer gas in, and maintenance said nothing could be done. Once, the sewer line backed up and covered the kitchen and toilet in black sewage sludge. Maintenance did a basic cleanup, but I had to keep following up to get a proper one. They didn’t replace the kitchen appliances damaged by the sewage. The washers and dryers were extremely dirty. If they broke down, management said it wasn’t responsible and the resident had to contact the machine’s owner. Save your money and don’t take this apartment.

They charged me a late fee even though, under Section 3 of the lease, payments made by the 10th shouldn’t get one. I paid after the 1st because of personal circumstances, but my bank confirmed the transaction was fully completed by the 10th. Their explanation was that their internal system takes 3-5 business days to update. That delay on their end shouldn’t be the tenant’s fault. The water/sewer bill was $142 in March, even though the apartment was vacant for 10days. The average charge is around $75ish. They literally charge you for everything. WOW.

The location is good, but the building quality and management aren’t worth the rent. In my experience, this was by far the worst of the different Jersey City apartment buildings I’ve lived in. The doormen were consistently dismissive and unhelpful. Even asking a basic question or dealing with a delivery felt like I was bothering them, and the whole place felt unwelcoming. The apartment had a floor slanted enough for a bottle to roll across the room, and the windows let in a lot of cold. There wasn’t even a screen on the living room window when we moved in, which felt unsafe for what they charge. The dishwasher broke after its first use. When I asked about it, they made it dirtier and refused to replace it, saying a new one would take two weeks and I’d be moving out by then. After move-out, they added a $175 “extra cleaning” fee, despite the place being clean and undamaged. I have photos. They said their “vendor” decided more cleaning was needed, with no clear standard or comparison. It felt like an arbitrary charge.

I’m extremely disappointed with how packages are handled here. I’ve lost two in less than a month, even though Amazon showed delivery confirmation and management emailed that the packages were ready for pickup. The latest time, I went down within two hours of getting the notice. I also emailed management and haven’t received a reply. The concierge staff are very, very rude, and there’s no accountability for the missing packages. This is the worst apartment I’ve ever lived in. If I could give zero or negative stars, I would. Please don’t move here under Newport management.

They’ve lost several hundred dollars’ worth of my packages through what I see as extreme negligence. Don’t trust them with your mail. The door staff are rude, unhelpful, and a security liability. They emailed to confirm receipt of an expensive package, then called it a “mistake” when I went to collect it. The guy at the desk was jumbling his words and making no sense, and seemed clearly high. It’s preposterous that management would let someone who appeared that intoxicated work. By far the worst apartment building in Newport.
