I've been here for a year and haven't really had any complaints. When something in my apartment needs fixing, the team shows up on time. The lobby staff are friendly and professional, and the shared areas are consistently clean. The building also has a nice view and feels quiet despite being in midtown, on 43rd Street between 8th and 9th Avenue, where traffic isn't busy. My one suggestion is to replace the hallway carpets and wallpaper.

I had a good stay and would recommend this as a first-year NYC place. The units stayed quiet even in a busy area, and the views from the second tower are amazing. There's a spacious rooftop, laundry in the building, AC, trash chutes, granite counters, reliable appliances, and no rat or rodent invasions. A flex wall was allowed, which made a 2BA / 2BD more affordable. The doormen and repair team were helpful, and the building is centrally located. The leasing office worked flexibly with us, though response times could be better. One of the three elevators is sometimes down, usually for a reason like trash pickup or residents moving. The gym equipment and machines could use an update, though a digital boxing machine isn't needed.

A 4.1 rating for this place is ridiculous. They must be removing the negative reviews. Living here was awful, especially at this price. The elevators are out of order much of the time, and the water can be shut off for hours without warning. Then you're stuck with an unflushed toilet for potentially a whole day, unless you use a nearby restaurant's bathroom. Please don't rent here. Maybe they'll eventually run out of business and someone else can make better use of the building. A second M&Ms store on the block would suit it better than whatever this place is.

After years at Ivy Towers, I've watched a once well-maintained building deteriorate until it is barely livable. Friedman Management ignores tenant concerns and needs. Staff members have even told tenants that management doesn't care because it collects rent either way. The promised luxury, security, and well-kept common areas don't match what I've experienced. The sinks, despite the website's Kohler claim, are cracked and sometimes missing pieces. The site also says Ivy Tower’s amenities impress by Clinton's luxury rental standards. Look at the photos below. The security claims are hard to take seriously. In May 2025, Will Hart emailed tenants about two incidents in which food delivery workers tried to enter apartments. The front desk is often distracted by videos or FaceTiming, and people can walk through the lobby unnoticed. The gym equipment is frequently out of service, and tenants have to chase management to get it repaired. The promised towel service rarely materializes, and basic disinfectant wipes are hard to find. The lounge is grimy, with cockroaches, dust, dirty carpets, and signs it hasn't been cleaned in years. Lounge-level bathrooms aren't maintained properly either. Soap is seldom refilled, and one dispenser had been missing for weeks. The roof deck has weeds between the stones and broken furniture left to rot in the rain. The garden is neglected and unusable. Compactor rooms stay dirty, trash can sit for days, and staff often leave it for the next shift. Hallways aren't vacuumed regularly, and elevators are slow, often out of order, and always involve a wait. Water shutdowns happen at least monthly, often without notice. I've had the water cut off mid-shower more than once, and the outages last days, not just a few hours. Will Hart, the resident manager, is absent, with no updates or communication. The lack of care seems to run through the staff. Many appear to do the bare minimum, spending time on phones, FaceTiming, videos, or joking around instead of working. There's no pride, accountability, or leadership left. The building feels like a college dorm now, with apartments apparently flexed illegally to fit 3-4 people. It's chaotic, not the peaceful home it used to be. Porters are on their phones, doormen seem disengaged, and often you have to open the door yourself. This place is a mess. Don't waste your money moving here. There are much better-run buildings in the city.

Before signing a lease at Ivy Tower, ask questions and read genuine reviews. Yigal, the building's broker, sells the idea that this old building is worth its exorbitant rent. I'd call him a snake oil salesman, promoting something without real merit and with deceptive or fraudulent practices. The clean lobby and well-kept garden can be misleading. Elevators often don't work, and doormen are frequently on breaks or watching TV instead of opening doors or greeting tenants. In the larger tower, elevators are often out of service. When they do run, porters may use them for trash during the busiest parts of the day. Emails to Will, the building manager, go unanswered. The club floor lounge isn't welcoming: the furniture is dated and stained, the carpets are badly marked, and the coffee machine never works. The open terrace is filthy and isn't cleaned by staff, who are often on their phones instead of tidying the lounge or terrace. The gym machines are old and often need repairs. Tenants end up trying to fix them because Will takes so long to respond. I've lived in this building for a couple of years. Management recently hired a new resident manager, Will Heart, who has no management skills or personality. He stays in his basement office, never walks the floors, and doesn't communicate with tenants as a good manager should. Please do your research before deciding to move here. Regards
