Rodney, one of the concierges, is the only good thing about this building. The location is convenient, but I honestly wouldn't recommend getting stuck here. Management doesn't seem to care about residents, raises the rent as much as possible every year, and won't negotiate. The price isn't worth it. I've lived here for two years, and things are always breaking. The amenities aren't great for the cost and are often out of order. The pool is always freezing, the terrace isn't on the roof, there's no in-unit laundry, and residents' belongings are constantly stolen. Management has been nasty and adversarial, with no sense of customer service. They denied my actual gas leak for months. I eventually had to call the emergency utility company, and by then I'd already gone to the ER after months of exposure. Things don't get fixed, the water keeps running black sludge, and the door staff have slammed the door in my face several times since new contractors were hired. Security is terrible too. Anyone can walk in, except people who are supposed to be visiting, and even me.

It's been nearly a month since my tenancy ended, and Avalon Property Management still hasn't sent my refund. I emailed several times without getting a reply and had to call customer service repeatedly. They told me there's a mandatory 10-day wait before they can do anything. With the delay already going on and no proactive updates, I find that policy unacceptable. I'm asking for the refund to be resolved immediately and for a full explanation of the delay and the practices I encountered. Moving out was a disaster: there were undisclosed fees, misleading information, and very little transparency. The whole process left me feeling they were trying to push as many charges as possible onto the tenant. I shared photos of the move-out inspection so people can see what happened. Based on photos they took for regular cleaning, they invoiced us $300. I strongly caution against dealing with Avalon. My experience was unprofessional and untrustworthy, and gave me no confidence in how they treat tenants. Do not engage with Avalon.

Justin at Avalon on 50th Street made finding my niece's first New York apartment feel easy and reassuring. He was positive, patient, and thorough, never pushy, and became our go-to person throughout the process. The property itself is impressive, with a beautiful lobby, a great gym, work-from-home spaces, and stylish areas for residents or private gatherings. Justin helped make an already lovely building feel right for her. Highly recommend! I'll update after she moves in.

He was patient, concerned, and showed REAL professionalism. I'm comfortable with the new procedures now and enjoy working with them. I walk to work, and this apartment fits my lifestyle. The location is amazing, next to Whole foods and above the subway. There's a gym, pool, good security, and great neighbors, and yes, that's the view from my window! The apartments are very nice, expensive but worth the cost. Special thanks to the Management Team, who I regularly annoy but who are super nice: Sydney, Eric, Jonathan, Justin, Kalie, Esad, Jason. New York is noisy, and the area gets mega crowded around new years, but that comes with living here. Only consider this apt if you nice, I only want nice neighbors! Cheers.
