Living at Deer Creek and moving out were both frustrating. Management and the office staff were seriously lacking, and the repeated problems came down to false charges, poor communication, no accountability, and service that never met a reasonable standard. What people say about price brothers as a company rings true. I’ll never deal with price brothers communities again. I called a manager about moving and gave notice to vacate by phone. Management told me I didn’t need to do anything else. I heard nothing from that manager for more than two weeks, then got a move-out checklist. I followed up, moved out, and was charged several hundred dollars for supposedly not giving proper notice. Maintenance also entered my home at times without notice, and management ignored noise complaints. Those are the kinds of experiences that make this a great place to live, if that’s what you want.

We’ve lived at Deer Creek Apartment Homes for a little over a year and are very happy here. We had trouble making our monthly payment through the resident portal, and it was our own mistake. Two office staff members helped sort it out within a couple of days. They were kind and patient, explained what had gone wrong, and showed us how to handle it next time.

I’ve been here close to two years and have enjoyed living here. The maintenance team is amazing, it’s very quiet, and I like having the pool for weekends. The gates don’t always work, but I still feel at ease with the complex being gated. I also like the nature trail connection, the twice-monthly breakfasts, and the fun events the office puts on. The location works great for me, and my unit layout was a big reason I chose the place, especially the walk-in pantry and kitchen. My main gripe is the cost of utilities and required services. I don’t think the appliances are very energy efficient. I keep the AC at 76 in summer and the heat around 70, which isn’t especially comfortable for me, yet my bills are at least $200-300 in extreme temperatures. I’m on Evergy’s “same rate” plan and pay $185 a month, which seems very high for a one-bedroom with one resident. The energy bill is more than my car payment, which is crazy. I also have to pay $55 a month for cable and “valet trash,” neither of which I use. I get that some residents might like those services, but the dumpster is only about 15 seconds away, so it feels like a waste of money. I plan to stay for a while as long as Price Brothers doesn’t price gouge me into moving. I’d like the office to try a singles night or a young professionals event. I’d love to meet neighbors around my age, late 20s or 30s, but the events seem to draw mostly older crowds, so it’s been hard to meet people.

The trail beside the golf course gives the property a great feel, and the homes themselves are well built with smart floor plans. I also found the rent very competitive for the quality compared with nearby places. The staff are courteous and quick to handle questions or complaints. I love living here and would recommend it to anyone looking to rent in Overland park.

The downsides are the mandatory cable, whose customer service is poor because there’s no competition, and the windows that don’t close properly. I’ve been told the old window style isn’t made anymore, so getting a replacement approved is apparently up to me, though I don’t know how. The AC isn’t efficient either, and utilities run about $150 in summer with the thermostat at 74 or 78. Still, the good parts win out for me. The office staff are great, the pool is lovely, and residents help each other out. There are plenty of dog lovers, Saturday breakfast from the concierge, and events through the year. I’m glad to have a garage, and the gates give me more security than my last community. Despite what other reviews say, they work about 95% of the time. I just signed for another year because this is a wonderful place to live.
