There’s no onsite management, so getting answers about leasing or admin can be frustrating. I’ve had to email several people and sometimes wait a week for any reply. After one lease, rent went up 10%, more than the 7% I believe it should be capped at. Essex, the owner, uses RealPage to set rent pricing, and as I understand it, the Department of Justice is suing over alleged rent price fixing. I won’t sign a second lease. The complex does have cheaper three-bedroom apartments than most nearby, but whether that’s worth it is hard to say. The gym is small for multiple complexes, the internet disconnects often, and using your own AC can trip the breaker, leaving the apartment around 80-90° in summer. I regularly find silverfish, ants, and spiders inside. Trash and recycling are often sorted incorrectly and overflow onto the street, sometimes with intact boxes and furniture. Driving here takes care, since many families and kids walk along both sides of the road at all hours instead of using the sidewalks.

The apartments are generally good, but choose an elevated unit if you’re moving here to avoid winter seepage and moisture buildup. We spent a year in one of those units and had to clean it several times a week. Moisture also meant we couldn’t use the closets fully. Management didn’t take responsibility and blamed residents instead.

After my Google review, I got a message on 10/31 about an adjustment to my ledger. Thank you for making that change. Before that, I was trying to get an answer from the community lease team about my renewal, but never heard back. I'm a current Essex resident, and my rent went up by more than 10% for the first-year renewal, with no change to the amenities. I wondered if the community thought the new law didn't apply to Essex. Washington State House Bill 1217 of 2025 took effect in part on May 7, 2025. It includes tenant protections such as rent caps, stricter notice rules, limits on fees and deposits, and more rights to end leases. For most residential leases, including manufactured and mobile home rents, annual increases are capped at 7%. Maybe the Essex head office in Dallas, TX, will clarify how the law applies here.
