The main building has charming, eclectic decor, and the location is excellent. I've stayed at Villa Rosa Inn more than once, including during SBIFF. That last visit, I needed to add a night after initially booking two rooms for one night. I emailed, called, and left messages asking someone to contact me, but no one ever did. I eventually booked online. Since I hadn't spoken to anyone, we had to switch rooms on the second day and were without a room for a few hours. The first night was in the main building, the second in ala Mar. Our second room had a hole in the bathroom wall and what looked like black mold on the bathroom floor and door trim. Breakfast had very limited options and space. I showed the front desk photos when we left, hoping they could fix the issues. I hope the owners or managers improve how they handle communication.

The main building is nicely decorated, and the location near the pier and State Street is excellent. The room was pet friendly. But when we got there, we were told our dog couldn't come into the lobby. They'd lost our reservation and rushed us into a lower-quality room, then charged full price. The room's view was what you'd expect from the photo. They also said there was a military discount, but didn't apply it. There were dirty dishes in the kitchen and someone else's laundry in a cupboard. The room itself wasn't clean either, with long hairs on the bed, spiders, and webs. Thin walls let in so much noise from outside and above that sleeping was difficult. Staff seemed overworked, parking was very limited, and people often misused the handicap spot. The wine and cheese was a small carafe and a few slices of cheddar or Monterey Jack, put out late and not prepared. We got no turndown service during our three-night stay, even with the placard out. We reported problems through the hotel's automated text system, but got no response and nothing changed. It looked nice on the surface, but service and cleanliness were poor. The focus seemed to be on looking upscale rather than being a quality hotel. We wouldn't stay here again.

Our rooms were dirty and poorly kept, and the water pressure was insanely high. We paid for one room but were put in a much smaller place. When we asked to move, they told us to wait until that evening while they spoke to the manager, then never followed up. The next morning, the front desk said they'd talk to the owner and get back to us. We waited through the day and heard nothing. When we returned, a third front desk person offered two larger rooms that would split up our party, or compensation for the difference. We chose the compensation. She again said she'd check with the manager and follow up, but nothing came. At checkout the next day, we raised it once more. The same person said we'd gotten a great rate and shouldn't complain, even though we never got to stay in the room we'd booked. She wouldn't let us speak to a manager, so I found the supervisor's number myself. He said they'd address it that day. I'm still waiting.

The beach is only a minute away, and the staff were friendly and seemed to be trying their best. But the rooms were horrible. The place badly needs renovations. The beds and pillows felt old and dingy, even though the bedspread and blankets were clean. The walls, windows, and ventilation all felt stuck in the early 80s, and I was uncomfortable trying to sleep there. Looking back, I should have listened to the earlier reviews and picked one of the more modern hotels down the block. I have no complaints about the staff. Renovate the hotel and I'd gladly return.

The location is great, one block from the beach and close to State Street, but a lot about our stay was frustrating. Check-in took a long time, and even though we arrived after 5pm, our room wasn't ready. It was clean and the bedding was comfortable, but the plumbing was worn out: the toilet kept loudly refilling every ten minutes overnight, the shower diverter sent half the water out of the tub faucet, and the slow drain let water collect in the tub while we showered. From our ground-floor room we could hear every loud movement upstairs, including scraping chairs, running feet, and knocking pipes that woke us in the morning. There was no view, just an ugly trash-bin alley, and the TV was mounted so high that looking up at it gave me neck pain. Replying to Villa Rosa's response: we were at the right place. We stayed for one night on January 1, 2026, and can provide the receipt. After I posted this review, we also disputed a "property tax" charge that hadn't been disclosed before our stay. We're still waiting for the money to be returned.
