Fountain Court Cascade Retreat - Two Bedroom Apartment

I've lived here for a year, as of the end of August. The apartments are spacious and pet friendly. Having a dishwasher, garbage disposal, and in-unit washer and dryer is a lifesaver downtown. The pool and gym stay clean and never feel overcrowded, unit maintenance is quick, and I like the gated car entry. But the shared spaces are a mess. Upkeep in the patio, garage, hallways, and lobbies is slow when it happens at all. They're filthy, especially where people drag leaky trash bags. At least the new black carpet hides the rotten spills. There's no pet area, so dogs pee on the concrete flower and tree pots and it reeks. The courtyard by the fountain and extra parking gets very slippery when wet, which isn't good for disabled or elderly people. With no on-site manager to talk to, communication about bigger matters is slow. Don't move here if you depend on meal kit or other subscription deliveries. Packages get stolen, there's no security in the parking or mail rooms, and often they're dumped in the lobby. Rent went up 11%, then they realized that was illegal and reduced it to just under the 10% increase limit, which was a $300 rise for me. That feels scammy and makes the place not worth the hassle.

What bothered me most was how quickly a small billing dispute could turn into trouble with credit agencies. They don’t explain things or try to work with you, and charges can be sent in before you even know what they’re for. There’s also no on-site management. Everything goes through a remote office, where getting a clear reply is rare. I’ve never had another apartment open a rental credit line in my name. Add surprise fees appearing on the rent statement without warning, and that feels like a serious risk to my credit. The whole arrangement came across as shady and unhelpful. I normally don’t write reviews, but I think people should know what they may be dealing with. I’d strongly recommend staying away if you don’t want unexplained charges, little support, and potential credit problems.

I’ve been here since 2022 and haven’t had any problems. I chose it because 4th ave feels safer than some of the other streets downtown. There’s also a night patrol security team that will come help if you call.

Packages are the one ongoing headache. Theft has improved a bit, but I’ve still had a few deliveries disappear when they arrived before I could get home from work. They tell residents to pick things up right away, though it’s more complicated than that :/ The rest has been a wonderful experience so far. Maintenance gets a 10/10 from me for being friendly and quick to respond. I’d give rent 9/10, since the amenities make the price pretty impressive. Communication is 9/10 too, they’ve been kind and helpful, and I haven’t had any issues with them.
