We had a sweet overnight escape at Agustin Inn after my husband surprised me with the stay. There's a lot to like, especially being right in town, with everything an easy walk away. The staff were welcoming, there were free cookies, and I appreciated the coffee station. It's a charming spot to rest after a full day exploring. A few practical things: if you don't know St. Augustine, the roads can be confusing. Check-in parking is across the small street from the Inn, in the second space, but a car in the first spot can hide the reserved sign. The lot is about a three-minute walk away. At checkout, you'll need to drive back to return the parking pass. We had backpacks and would have preferred not to navigate the streets again, though it wasn't a major hassle. Our mini fridge wasn't working and had spoiled food left from previous guests. We only found it after the staff had left for the night, and told them in the morning. The shower water had a strong, noticeable smell, like rinsing off at a hot beach station, and it was overwhelming for me. Other guests can be unpredictable: one man had a loud 6:30 a.m. routine outside our window, with stomping, throat-clearing, and news playing. The walls are thin, so you can hear ordinary conversation in the rooms as people pass. We stayed in the Drake, where the outside stairs and top deck are right by the windows. The third-floor stairs are a workout, even if you think you're in decent shape, and we reconsidered making extra trips. Earplugs are provided, which is thoughtful. There was distant music until around 2 a.m. and some loud late-night returns by other guests. On the other hand, the birds singing at 6:45 a.m. were beautiful. If you need complete quiet, this may not be the right place. For a charming stay with a fantastic location and easy access to the city, it works really well. The main unpredictable factor is the other guests.

The balcony was pleasant to sit on at night, but that was the only saving grace. I wouldn't stay again and would strongly suggest looking elsewhere. The price was high for what felt like a misleading stay. Our room looked nothing like the photos. The bathroom was dirty, bare, and cheap, without rugs or basic comforts, and the whole place felt more like a rundown Motel 6 than a hotel charging these rates. There was no hot water the first night, and no individual controls for AC or heat, so we couldn't get comfortable. Modern conveniences were missing too: the only USB ports were two on an old, outdated bedside clock that looked discount-store cheap. No one mentioned breakfast or coffee, and neither was offered. There were no water bottles in the room, and parking was two blocks away, very inconvenient after what we paid. The whole stay was a huge disappointment and absolutely not worth the money.

We had two nights booked, but left after just one. I'd give zero stars if I could. The beds were hard as rocks, and music from a nearby bar went on until around 1 or 2 a.m. When we complained, they offered earplugs. There was no temperature control in the room, so we were sweating on top of not being able to sleep on the hard bed. The rooms were cramped, the tub was old and stained, and there was black mold in the bathroom vents. Parking was advertised for 15+, so we assumed it meant the lot behind the property, but it was actually down the road, a walk with all our luggage. For over $200 a night, the main thing you get is proximity to downtown shops. We won't return.

There was plenty of outdoor seating to enjoy, but a lot about the stay was uncomfortable. We were on the third floor and I hit my head on the eavestrough at the top of the stairs. The elevator felt scary, and my husband hit his shin and toes on the corner of the bed three times. Bands played right outside the windows, though earplugs were provided, lol. There wasn't really any service around to comment on, and the coffee pot worked only when it felt like it. My husband booked us a few romantic days. The room looked cozy, but it was very small for two people, and the jacuzzi would've been much better with hot water. Parking was definitely an issue and hard to get to. Instead of parking nearly two blocks away, they could maybe work out a deal with the lot on the other side of the fence, which seemed available throughout our stay.

The location is still great, and the cookies are good, but that doesn't make up for the rest. We enjoyed staying here before, and now we won't be back. The new owners seem focused on making money and have taken away the old charm. It's no longer a bed and breakfast, even though some online ads still mention breakfast. There's only coffee now, instead of the home-cooked breakfast they used to serve. Cleanliness has slipped. The furniture looks like worn-out 1980s pieces from Marketplace, and one outlet didn't work. The toilet needed two flushes. There's also a new sign saying guests can be charged an extra $25 for using the mediocre white towels to remove makeup. I bring my own wipes anyway.
