I enjoyed my time here, met great neighbors, and thought my rent was fair for what I got. The location is handy, close to lots of good neighborhood spots. Front desk staff were mostly friendly, packages had security, management communicated well despite not being in the building, and rent increases at renewal were mostly fair. Maintenance was fast outside weekends. Still, these no longer feel like luxury apartments. The only community amenity is a small gym about the size of a one-bedroom apartment. There’s a lot of noise. Construction on a new midrise across the street will block views, I-95 traffic carries into units on that side, and Constitution Yards will probably be rebuilt nearby soon, which could be loud for apartments facing it. Slamming doors on your own floor or the one below can be heard and felt several doors away. The A/C is so noisy that people on calls thought I was sitting by a jet engine. I sometimes had no heat in winter, and in summer the A/C struggled, once failing to cool below 85 degrees. When those problems hit on weekends, I was stuck until Monday and stayed with friends for a couple of days. I now pay less for utilities in a much larger place with the same provider. Trash, water, and sewer are separate charges here. The water heater will probably take up a lot of space in your master closet. One elevator stayed out of service for months and then kept breaking down again.

The maintenance team is the main reason I renewed. They were 1000% excellent, always doing their best to fix things or make them right, and repairs weren’t a headache. I’d come back, and as a woman I felt safe here. I got all my leasing money back after keeping the apartment in good shape and leaving it clean for the next resident. The location worked really well for me, too, and the garage is large with plenty of space. Parking outside is horrendous: a Wilmington parking authority guy, unrelated to the complex, seemed to stalk cars to ticket them. I paid $110 in one month before I could get a garage space. I also heard about car break-ins, so I highly recommend the garage, which costs $150/month. I lived here for two years and found it pretty decent compared with nearby apartments, though I wouldn’t call it luxury. My Madison apartment faced I-95. It was clean but had an old interior, no bugs that I saw, and hallways that were clean enough. It was a loft with French doors and no windows. The bedroom had no door or ceiling light, and some outlets and switches didn’t work. I made do, but the lack of a bedroom door might bother others. BPG seems to be ignoring the heating and cooling problem, though management can’t fix what they don’t get funding for. The HVAC can’t keep the apartments going anymore; repairs only help temporarily, and it needs replacing. My next door neighbors were fairly nice, apart from a constantly barking dog in the apartment to my right. I never complained because it wasn’t the dog’s fault. In summer 2025, residents started leaving recycling all over the dirty trash room, making it hard to walk through. Rent doesn’t include the common utilities other complexes cover, so it felt expensive for an unrenovated apartment. I renewed anyway because of the maintenance and location.

The management team at BPG has been the most unprofessional I’ve dealt with. They violate leases and laws, then lie to make themselves look right. I raised concerns privately, but nothing was resolved, so I’m now complaining publicly. There’s no security: the front doors stay open all day and anyone nearby can walk in. Appliances barely work. The freezer can’t freeze much, and the A/C is too loud to run while watching TV or working from home. There’s no storage space either. A new building across the street is blocking the river views, and traffic and parking are likely to become unbearable when Constitution Yards reopens. The construction crew tosses trash wherever and sometimes starts work at 5:00 am, ignoring the laws. BPG owns all the apartment buildings in this neighborhood, so be wary of them all. This might once have been luxury housing, but not anymore. I wouldn’t recommend it. Update: I spoke with management, and they did nothing to address my concerns. Second update: My refrigerator broke, and BPG replaced it with one from a discount distributor. The water and ice makers don’t work. BPG seems to have budget problems, and residents will pay for the mismanagement. Find another property management company to rent from.

The staff are professional, smiling every day, and attentive to each tenant’s needs. The apartment layout is easy to furnish and gives it a glamorous feel. It’s pet friendly, with the IMAX theater around the corner and the Kids touch museum and trampoline park within walking distance. You also have Starbucks and five star restaurants nearby, plus a breathtaking river view. The area is rich in culture. I fully recommend the Residence at Justison Landing.

Dustin was especially responsive and quick to take care of whatever we needed, and the front desk and custodial teams were very good too. Everyone went the extra mile, and we thoroughly enjoyed our time here. The building is well maintained, spacious, and fitted with new appliance. Its location near the river is hard to beat, with great restaurants and shops around it, a peaceful feel, plenty to do, and easy access to downtown. Highly recommend the Residences at Justison Landing.
