The breakfast was my favorite part, with a huge, varied spread served in the shared main hall, where sofas are set on the floor. The fresh baked Manti were delicious. This family-run guesthouse is about a 15-minute walk from Khiva's old town, and it felt warm and welcoming. The rooms were clean and had all the comforts. Across 10 days in Uzbekistan, this was the best hospitality I had at any of my accommodations. Mominzha was very young but also very smart, and Mamura and Ruxsora were so caring and attentive. They also arranged my pickup from Urgench airport efficiently and right on time. Thanks so much.

The service was very nice, and the breakfast was delicious. The environment was clean too. This also had the best cooler in Uzbekistan that I've come across.

It's a small guesthouse, around five rooms, and the single occupancy price was affordable. It's in a residential neighborhood about 10 minutes from the entrance to the fortified city. My room was fine, with a Smart TV and good Wi-Fi, and everything was clean. A few small things were damaged, maybe they hadn't had time to fix them after the previous guest. I was greeted very warmly, given a bottle of water, then brought tea and sweets. That was lovely and unexpected. Breakfasts were fantastic, with a huge selection. The owner's photos are genuine, and you definitely won't go hungry. The windows face outward, so it was quiet at night. I'm very happy with my stay.

At 7 PM I was in Khiva with nowhere to stay, so I booked this place despite the limited reviews. Be careful: it seems common for hotels to take Booking.com reservations despite having no availability. The same thing happened to me with four hotels on that date. When I arrived, there was no reception, just an empty room. A young man in pajamas came to greet me and immediately seemed panicked. He didn't speak English and began making calls. They had only six spots available for our group of nine. At first I was told to wait five minutes, which became over 20, and then I was told it would be at least another hour. We were fed up and left. The only positive was that, when I asked, they canceled my reservation without a penalty, though I'd love to see that!
