Hoi An Green Town House Homestay

We appreciated the hosts' kindness and quick replies on WhatsApp. This is a family home, with several generations living on the same property, and everyone was considerate and quiet. They carried our bags on arrival and departure, and the free bikes came in handy for short rides. The location, about 2 km from Hoi An old town and roughly 3 km from the beach, was manageable. Inside, the room was cozy and a decent size, with a balcony, strong Wi-Fi, Netflix, clean bedding, spare pillows, a small fridge, and a new water jug. There are a few things to know about staying in a private home. The entrance gate is shut around 22:00, so you have to ring the bell to get in; I felt awkward about disturbing the family late at night. Getting to the room also means using stairs. It's a non-smoking property, but going outside after 22:00 is limited, and some rooms have no balcony. We saw other guests smoking near adjoining balcony areas by bathroom windows, which may matter if you're sensitive to smoke or expect easy access to smoke. We mostly dealt with a host by WhatsApp and didn't meet them in person. The language barrier also meant little direct contact with the family, which may not match everyone's idea of a homestay. The room looked tidy, but dust had collected behind furniture and around sockets. During our 5-night stay, there was no cleaning or linen change. Construction noise made it hard to rest at different times, so we put up our own “do not disturb” note during the day and removed it whenever we went out. That should have left access for cleaning, but when we asked, it couldn't be arranged, and no cleaning happened. We picked up fresh towels ourselves. The work next door started around 07:00, with hammering even on weekends and holidays such as Easter. It seemed to have been going on for a while and may continue for some time. We weren't warned ahead of time, and given how much it disrupted our rest, some acknowledgment or consideration would have been appreciated. The work may be outside the property's control, but an advance notice would have helped us plan. We also ran into maintenance problems: no water for several hours at one point, uneven water pressure, and shower temperatures swinging from cold to very hot. The air conditioning wasn't very effective and may need servicing. The bathroom window was sealed shut, so there was no proper ventilation, and a sewer smell led us to keep the door closed. The toilet seat was loose, a pipe was dirty, and the pipe under the sink sometimes came loose. The mattress was usable but worn, with springs noticeable in spots, and there were no pillow protectors.

We felt so welcome here, and the hosts were really kind. Borrowing their bikes made it easy to ride to the rice fields or old town. Such a cozy homestay in Hoi An, highly recommend!
