The price and location are excellent, but I want to share details I wish I’d known, in case they help future guests make an informed choice and management improve things. The place has potential, and some care and changes could make it much better. The building felt unfinished, with wires coming out of walls and rooms that weren’t consistent. The biggest concern was the doors: some rooms had no key, so they couldn’t be locked. As a solo female traveler, being able to lock my room is essential, and in decades of travel I’ve never run into this before. It took nearly two hours to move me to a room with a key. I asked why some rooms had keys and others didn’t, and why the only staff member seemed reluctant to find me a room that locked. I just wanted to know that I and my belongings were secure. Mosquitoes were everywhere in the rooms and shared areas, including reception and the stairs. I left with over 30 bites, and it felt unavoidable. Fumigation or mosquito repellent spray or incense could help. There was no hot water during my stay, which was especially rough in a cold week, and I couldn’t take a decent shower. I also wasn’t given any towels at all. The WiFi kept dropping in and out. It worked for basic tasks, but streaming was difficult. My room hadn’t been cleaned before I arrived: someone else’s belongings and trash were in the bathroom, and there was hair on the floor and bed. Parts of the building seemed to have the same cleanliness problem. There was no cleaning or linen change while I was there, and I couldn’t find any towels when I looked around the hotel. I only saw one staff member, and they were on site only occasionally. There were also signs of damp and mold on ceilings, walls, and fabrics.

The rooms were good value, and everything worked as described. The linens were good quality, and each room had a small patio where we could enjoy the view. Although it’s a little removed from downtown Hoi An, the quiet setting made for a relaxing stay, and downtown was just a 15-minute walk away. I’d still recommend it, especially for Vietnamese speakers. There were some problems, though. The main ones were the lack of a receptionist and the staff’s limited English. We were told the receptionist had medical issues during our stay, so that may have been temporary, but it was hard to reach someone when we needed help. Someone else was always on site, but they didn’t speak any English. Construction nearby was another possible temporary inconvenience. It didn’t wake us in the morning or keep us from sleeping, but the street was torn up and dirty. To get in, we had to climb a large step or use a narrow, unstable metal ramp from the street. That may stop being an issue after the work is done. There were also some little details that needed attention. My friend couldn’t get a door key for his room, despite staff trying hard to find one. He had nothing valuable in the room, but having a key is essential. The rooms had no toilet paper, and no water was provided after the first day. Checkout was very casual, possibly because there was no receptionist: you just left the key and keycard somewhere in the room. I was torn about the place, but many problems may have been down to circumstances outside the hotel’s control. If those are resolved and the details are taken care of, it could be a lovely, good-value stay.

April 2026. The balconies were a real bonus, and my room at Thuong Da Riverside Homestay was clean, modern, and high quality. I was amazed by the staff’s hospitality. I’ve rarely been welcomed so warmly on my trip to Vietnam. They were incredibly attentive and helpful. One gentleman even offered me a room to use while I waited for my bus, which was running a bit late that evening, so I could rest, charge my phone, and shower. I highly recommend staying here. Thank you!

We had a great stay for more than a week. The father and son who hosted us were lovely, and there were plenty of motorcycles available. Our room was huge, with a balcony, air conditioning, and a fan. It was clean, too.

At night, it was lovely to sit by the river and watch the boats pass. The home is close to the old town, just across the bridge. The room was spacious and airy, and the place felt new and clean. The owner was cool and incredibly enthusiastic.
