I'd recommend giving DzuHometay a try.

Our group stayed at branch 1 - Mieu Hai Xa. The owner was very friendly and let us wait in the living room when we asked to check in 15 minutes early. The house is down an alley, but getting around was really convenient, and popular spots were easy to reach. Food and entertainment are within 10km, and Do Son is about 20km away. It’s LGBTQIA+ friendly and offers good privacy. The place has a refrigerator, hairdryer, fan, and mirror, plus shower gel, shampoo, and hand soap in the bathroom. The bathroom is a little small, though. Prices are reasonable, and the water, instant noodles, and soft drinks in the room cost just 5-15k.

The hostess is sweet and enthusiastic, and the room looks just like the photos. The price is reasonable, and renting a motorbike is handy. Worth a stay.

The room was simple, just like the picture, with a mattress, shelf, small bedside table, two water filters, and two toothbrushes. There’s no fan or TV, so let Home know if you need a fan. Two rooms share one bathroom. It was clean, but the stuffy air gave it a bit of a fishy smell, so it may not suit anyone concerned about privacy. I was okay with that the next day. Sound carries badly. We could hear guests whispering outside, and the street was noisy too. The door is broken, so be gentle with it or the latch may break, and you’ll have to pay for it. The curtains let in too much light, which was dazzling when trying to sleep. Check-in time is hard to change, so plan ahead to avoid waiting around in the hot afternoon sun. Home also didn’t tell guests they could rest temporarily in the first-floor living room while waiting for their room. That rigid service could put people off coming back. The person who handed over our room had a really bad attitude. That’s the main reason I’ll never return. The cleaning lady, on the other hand, was cheerful when checking the room and gentle with the guests. For what you get, the room isn’t cheap, and it cost more than tourist places I’ve visited. In my opinion, a motel or small budget hotel in HP would be a better option in this price range.
