Bland Landmark Plus Luxury Residence

Avoid this place. We had a terrible experience through Booking.com: the room was filthy, with broken units, dirt and dust everywhere, and a completely disgusting kitchen. There were cobwebs in most corners too, as you can see in the photos. The local agents were extremely ineffective and unhelpful.

The agent responded right away and at a high standard. The staff member who met us was excellent and went out of her way to make us feel important. She told us to call anytime if there was a problem. It was excellent.

The owner canceled on us at the last minute over WhatsApp, when we were already there. We had to find somewhere else to stay that night and for the rest of our holidays in Ho Chi Minh.

The location is the main plus: near Landmark 81, with markets, shops, convenience stores, and coffee nearby. I’ve rented in Landmark 4, 5, and 6, and this applies to those apartments too. They seem to be owned by companies or individuals who rent out several units through Agoda, Booking, Expedia, and similar sites. You may be asked for cash on arrival, sometimes with an offer to exchange money at a poor rate, or charged a 5% card fee. My husband paid the USD amount quoted on Expedia, but a day or two later they tried to cancel the stay, claiming we hadn’t shown up. I assume that was to avoid paying a fee. If you pay cash, get a receipt so you have proof. Room service doesn’t exist, so you have to contact the manager for anything you need. The apartment was old, dirty, rundown, and oddly laid out. I agree with the other reviewers. If you’re comfortable dealing with these people, the location is good; otherwise, choose a hotel, ideally one run by an American.
