Breakfast was included, but we had booked activities and didn’t get to try it, apart from the coffee. The family were really friendly, and the place was clean. Our room wasn't the one we'd booked, but they let us switch without any hassle. We arrived quite early on the sleeper bus, and the owner let us use the bathroom and store our luggage until check-in at no charge. They were doing some work on the house, but we didn't hear noise since we left for a trip in the morning. We had no problems and I can recommend this sweet little homestay in Tam Coc, Ninh Binh.

I'm surprised by the reviews. The location is very nice, and the owners were really, really friendly and seemed like nice people. But the rooms were run down and filthy, and the sheets were stained and not clean. The bathrooms had water stains everywhere and needed a deep clean. Such a shame. There was also a lot of construction noise. Maybe there are rooms where you don't hear it, but I don't know. Please clean the rooms more thoroughly and sort out the cleaning issues, then it would be a nice place to stay.💕

The owner is the best part, she's so kind and happy, and does her best to make sure you have a good stay and enjoy the surroundings. The breakfast is delicious too. I found the location perfect, with good prices for renting bikes and everything. The place has good connection, a private bathroom, and a good view. Nothing bad to say. I'm travelling the world and this was one of the best places I've stayed!

The location was a real plus: it’s near the start of the Tam Coc river boat trip, and easy to explore the town on foot or by bike. The host was kind and easygoing, though she spoke only a little English. Bikes cost 50k to rent and motorbikes 100K. There was major renovation work going on, with noise all day and even at 10 pm. My room was cold and extremely dirty, and the fridge was mouldy and disgusting. The AC couldn’t heat the room, so we had to ask for an extra blanket. Breakfast was pancakes, fresh fruit and coffee, but it wasn’t enough to last until lunch.

We stayed in the penthouse, which had a terrace, plenty of space and two large beds. The bathroom was spacious too, with a great shower. The lovely woman there mostly said “ok, ok” and giggled, but we liked her manner and found her professional. Xin Chao cam on
