The friendly staff and cozy restaurant were real positives. The restaurant was beautifully decorated for Christmas, and it seems to be a popular Instagram and TikTok spot with Vietnamese guests. The rest of the hotel looked well maintained, and we had no problems outside our room, P20. That room was musty, had no view, and sat right beside the restaurant. We couldn’t open the window because guests walked past and could look straight in. Noise from the bar and restaurant carried constantly, including conversations and children, even after the music was turned down. The room was generally clean, though there were small stains on the bedding and the fan was very dusty. There was one switch for the main light, with no bedside lamps, and no safe. We weren’t able to change rooms, and a 20% refund didn’t make up for the ruined stay in Ninh Binh. This room shouldn’t be rented this way, and if it’s offered at all, it should be clearly marked and cheaper. It isn’t shown on the website or booking platforms. The hotel is next to Mua Cave, around 4 km from Tam Coc. Nearby there are mostly massage salons and a few restaurants, with no ATM, street food stalls, supermarkets, or similar facilities. I don’t usually leave reviews, but this place felt deserving. We were welcomed by a lovely team, and the room was much cleaner and better quality than I expected for the reasonable price. It’s a peaceful place in a prime location, with real potential. I’d book again, though a nearby mini mart for personal items can be hard to find. A couple of things could be better. The hot water runs out quickly, which may disappoint you if you want a long soak in the bathtub. Breakfast was fine, but the food could be served warmer, and the tables and chairs could be cleaner. I stayed near Room 5, and lowering or adjusting the wall behind the property could open up an even better panoramic view of Ninh Binh. Thanks to the team for a wonderful stay.

The homestay was calm and a nice place to relax. We spent two nights here and had a wonderful time. The staff were welcoming, helped us out, and shared local tips for our trip. Our room was comfortable and clean, with good AC. Try the minibar and food too. I’d happily return.

We liked being close to Tam Coc without staying right in the middle of it. A scooter costs 150.000 a day to rent, so getting around is easy. Mua cave’s famous viewpoint is at the end of the street, and there are great massages nearby. The Coop is just across the street and serves incredible food. The family running the hotel are incredibly kind, and the garden is very well cared for. We loved the tasty, varied breakfast and the stunning pool view. Rooms are spacious, and most have a bath. I’d recommend staying here.
