The property was clean and well maintained, but my experience with the owner was completely unacceptable. I booked a room for a client. Even though only one person stayed overnight, the owner insisted on charging double occupancy after asking whether there would be one guest or two. The security cameras can verify this. A visitor stopped by briefly and left around 9:30pm. The guest extended the stay through the website, then the owners said “something was wrong” in the room but wouldn't provide evidence when I asked. They told me to cancel the booking myself to get a refund, despite the property having initiated the cancellation, and evicted the guest without a viable reason. Staff entered the room without consent, handled and removed the guest's belongings, and left them in the parking area to be collected. Some things went missing, including a phone charger. The owner later said it could be picked up from a postbox, which was inappropriate and a huge inconvenience. Communication was rude and dismissive throughout. Other reviews seem to show a concerning pattern in how certain guests are treated, which screams discrimination. This was unprofessional and raises serious concerns about how guests are handled.

We paid for two nights but, because of unforeseen circumstances, only stayed one. The property is very well kept, with Italian style decor, a lovely peaceful garden that seems to be maintained daily, and rooms that were clean. Our room had no aircon, though, which would be a problem on hot days. Before arriving, I told the female co-owner we were from out of town and that my daughter was going to a Season's Ball at a nearby venue. I asked if we could use the garden for photos before she left. The reply came without even a greeting: “unfortunately we dont allow photographers at Lexden”. There was no mention of this on the website or in the quote, and I was shocked because I thought taking photos and promoting the place on social media wouldn't be an issue. The next day, we persuaded the male co-owner to speak with her, and they eventually agreed. The photographer and the boy accompanying my daughter arrived, but rain meant we had to take pictures in our room and a small part of the common area instead. There were no other guests around. When the chauffeur came, the owners asked how many cars we'd have because we were taking up several parking spaces. There were maybe two other cars there, though I'm not sure if they belonged to guests, and it didn't seem busy or like we were inconveniencing anyone. The owners kept checking on us and saying there was quite a bit of noise and movement. I thought that was to be expected while taking pictures, and with the rain, we were only moving around indoors. We also ordered takeaways and noted on Mr D that the driver should call when he arrived. He saw the bell and rang it instead, and that became another issue, as if we hadn't told him to call. It got irritating having to keep explaining ourselves like school kids under supervision, even though we're responsible, fully grown adults who paid to stay there. We paid for two nights and only used one, and didn't ask for any refund, so we understand how the business works. I'd suggest the owners show more courtesy and understanding, and explain their rules upfront instead of making guests beg for accommodation of requests. The daily rate is steep for a place that only provides breakfast, and guests paying it should be trusted to take care of the property.

The owners are always keen to help with anything. Lexden guest house is peaceful, safe and very well equipped, just the best.

The breakfasts were beautifully made, and even the linen napkins smelled amazing. Karrin went way out of her way for me, and all the staff were friendly, helpful and trustworthy. I felt there was no need to lock my room. The rooms are lovely and clean, with sheets and towels that smell gorgeous. I also appreciated the fridge, microwave and electric blanket. Lexden pays attention to the little things. Thanks so much, I'll see you again soon. Tiani F. JHB

I stayed at Lexden for 10 days, and it was the worst stay ever. The room was a self-catering unit but had no table or chairs for eating, and no aircon. When I used the underfloor heating, the owner left a note asking me not to switch it on because it made her house trip. On arrival, the cupboards were dusty and dirty, so I couldn't unpack until the next morning. There was a lot of dirt and dust under the bed, and it was never removed, even after 10 days. I paid for breakfast, but the owner wouldn't let it be delivered to my room. The owner can't communicate with the staff and blames everything on their incompatibility, especially Jo. There's no reception or anyone to talk to if you have a problem. On Sunday, housekeepers knocked very early because they needed to leave early, so no sleeping in. A big dog came into the middle of my room and sat there, and nobody was around to help get him out when he refused to leave. When I left, nobody was in charge of taking the keys and remotes, so I gave them to the housekeeper. An hour later, the owner accused us of stealing the remotes. There's no communication at this place. It was a terrible stay, never again. Don't waste your money. I do not recommend this experience of hell to anyone. My advice is, don't ever go there!
