The views are awesome, and it’s a pretty good place to stay.

The community is peaceful, clean, and family-friendly, with lovely views and modern apartments. Lamtara 3 is one of the best residential buildings in MJL, with a great gym and pool. Its location next to Burj Al Arab and Souk Madinat is hard to beat. A real gem in the heart of Dubai!

The building’s rules feel heavy-handed and arbitrary, and the way they’re enforced leaves residents feeling oppressed. Getting help is just as frustrating: security won’t even assist elderly residents with opening doors, and management’s 10 am to 3 pm meeting window is almost impossible for people who work. The rude, unhelpful attitude from both sides has made it hard to feel comfortable or respected at home.

I had a really bad experience because of the security guard’s behavior. I raised it with building management and asked them to teach Hamza, the Pakistani guard, some manners.

Some balconies face straight into other balconies, and many apartments don’t look out over Jumeirah beach. What’s the point of staying here if you can’t enjoy a good view?
