I’ll be direct: the location is very good, and the owner is welcoming and friendly, but this is an old place. It appears online as Tiana Boutique hotel, including on booking sites, but it really doesn’t feel like a boutique hotel. The shower water was dirty when we arrived, perhaps because of old pipes, and the furniture isn’t new. We had to leave our keys at reception whenever we went out, and one of the towels had a hole. I expected somewhere small but charming because of the boutique label, and was disappointed. If you just need somewhere to sleep and aren’t bothered by those things, it may work for you. There are lots of good restaurants nearby. With some investment in painting, replacing furniture, and improving the place, it could become one of the best in BA.

Susanna and the team are really nice, and they make you feel at home. The place is well located and quiet, which isn’t so common at San telmo. Good value for the price.

The staff were so kind and ready to help with anything. I also liked the neighborhood, especially if you enjoy an old area with plenty of charm. The facilities could use an upgrade, but the basics worked well for the price: strong, hot showers, large beds, reliable internet, and air conditioning that cools properly. Breakfast was generous, though it wasn't self-service. Everything I expected was there, so I was very pleased and would definitely recommend it.

The place has an artistic, pleasant look, and breakfast was fine. Reception was very friendly too. But this is an old renovated house that needs upkeep. There was outside noise, paper covering the locks, cobwebs in the bathroom, holes in the towels, and bathroom hooks pulling away from the wall. The double bed was really two singles pushed together, and I had to put them back in place in the morning. It could work for one night, but maintenance is needed.
