Landhaus Florian's Kitzbuhel Residence was just right for our extended family over Christmas week: two grandparents, three adults, and a baby. The apartment was spotless and so spacious that we could spread out, with two very comfortable main bedrooms. The larger basement bedroom worked especially well for a young family. It had everything we needed, including a washing machine and dishwasher. We couldn't have asked for a better place to spend Christmas, and we were very grateful to Sonja for all her attention to detail.

A very disappointing stay. The landlord charged 137 Euro in what they called garbage disposal, dishwashing, and table damage fees. I had cleaned everything, there were no dirty dishes and no damaged table, and I took photos at 9:58am on January 2nd while checking out. I dispute these arbitrary charges, which came without explanation, and they refused to refund them. I hope you have better luck. The house has poor sound insulation, and each night I could hear footsteps and conversations from the residents upstairs. One bedroom in my two-bedroom apartment was across the stairs, so I had to go through the lock in the middle of the night to use the bathroom. The wooden floor was worn and covered in scratches. The bathtub plug kept leaking, and there was no hot water after 7pm each night.

On a cold winter night it was warm and comfortable, with all the comforts of home. The beds were comfy, the bathroom was excellent, and there was a full kitchen.

The owners made us feel very welcome. It's a clean, beautiful place, and I loved staying there.
