The room looked nice, the bed was comfy, and the shower was large, though it didn’t drain well. The shampoo, conditioner, body wash, and lotion were lovely, and it’s a quick walk to the beach. There were quite a few problems, though. The fan was dusty, the dishes on the shelves were dirty, and some had been left in the dishwasher. The bedside tables and fridge didn’t feel sturdy. The outside area was overgrown, so we could hardly see the beach view. There wasn’t much outdoor lighting either, making the steep, slippery steps and driveway dangerous when we arrived at night with bags. You can’t park in the driveway, so it’s a tough walk up to the house. The steep steps would be especially difficult for an older person or someone with an injury, and that wasn’t mentioned in the booking. We also weren’t told other people lived in the same house. A family and dogs live upstairs, so there was a lot of noise and no privacy. On the morning of check-in, we were told we had to pay either a refundable $400 bond or a non-refundable $21 fee.

It’s a private place with what you need to cook a meal, or you can drive nearby to eat out. Bilgola beach is close, about five minutes by car from Avalon and ten from Palm Beach.

The location and styling were lovely, but that was about it. The property didn’t feel as luxurious as Booking.com advertised, especially since we had to prepay an insurance waiver for damages before we could enter. There were dust balls built up in the corners, and we had to clear a lot of debris from the outdoor area ourselves. The air conditioning didn’t work, though the heating did. A smell came from the sani-pump under the kitchen sink, with sponges stored nearby, which felt unhygienic. The shower heads were broken, and the laundry was filthy. We had to wipe down the washing machine before using it. The gardens were overgrown and neglected.

We had a wonderful stay. The view was lovely, the location was great, and the place was clean and comfortable. Everything we needed was there, along with some nice extras.
