Room #3, the "family" room, has two separate bedrooms within the main room and a full bath. We found the place very well kept, and the owners are really nice. It’s right in the middle of town, so very convenient, with ample parking. I came with my son for two nights. He’s stayed twice before, in rooms #1 & #2, and enjoyed those stays too. Call the owner, Jonathan, and book directly instead of using one of the online apps. He’ll look after you.

This is a sweet little older home, nicely decorated and neat, almost right in the city center and convenient to the Falls and restaurants. The neighborhood is somewhat rough, but not too bad. We walked around the block one afternoon and it was okay. Our room was the smallest of the three, smaller than most hotel rooms, but the walk-in closet meant we weren’t tripping over our luggage. There were plenty of towels and toiletries, plus a small private refrigerator in the closet. The large kitchen seemed to have just about any equipment or utensils you’d need to cook. Our hosts had something come up and couldn’t be there, so we missed the breakfast part of the B&B. They did explain the locks and Wi-Fi well. I was cold after sunset, coming from SW Florida, with lows in the 40s and 50s. The thermostat was locked, which I understand, but it was set in the 60s. I couldn’t find a blanket. There was one throw, but it felt strange and a little sticky, so I didn’t use it. The old wood floors are loud, but our white noise machine kept us from waking each other. Nobody was upstairs in the other two rooms, so I can’t say whether the walls are thin or their floors are loud. It was quiet overall since we were the only guests. We would have liked somewhere to sit outside for afternoon cocktails, though perhaps the neighborhood has something to do with the lack of outdoor seating. The bed sagged a little in the middle and wasn’t comfortable for me with my back issues, though that may not bother everyone. I’m not sure we’ll be back in the area, but if we are, we’ll consider giving The Cozy House another try.

The house is only about two blocks from the Ramada WEGO stop, which made it a perfect base for us. It’s an older place with creaky wooden floors, so light sleepers should book room 2, where there’s nobody above or below. We stayed three nights and loved it. The owners were very nice and made an amazing breakfast each morning.

Lisa served a feast for breakfast: fruit, scones, a mushroom and cheesecake omelette, bacon, bread, cheesecake, cookies, and a smoothie. From other guests’ photos, it looks like breakfasts vary, but they all looked delicious. Johnson greeted us when we arrived. The rooms have private bathrooms, and ours, room 2, also had a television. There were lots of towels and cozy touches like flower arrangements. It’s close to everything, perhaps five minutes by car to the Falls and Clifton Hills. Parking is beside the house, and the coded door lets you come and go as you please.

We were the only guests on a Monday in March, and since our original room was next to the kitchen, Johnson offered us an upgrade. Room 2 was spacious and clean, with water and fruit and snacks left for us. He showed us around when we arrived. Breakfast the next morning was huge: scones, fresh fruit, omelet, bacon, home fries, cheesecake, little cookies, coffee and tea options, and a delicious smoothie. We had a circuit breaker trip in our room, perhaps from using the hair dryer, and Johnson was attentive and helpful in sorting it out. The place is close to downtown, and we could just glimpse the house from SkylonTower.
