The building was as clean as it could be in its current condition, and the bed and bedding were new. The new owners acknowledged at check-in that the place needs attention and said they are making repairs. Still, it needs substantial renovation: flooring was lifting, the bathtub was so worn that I wouldn’t shower in it, and the door handles were peeling. The website photos didn’t match what we found. I’d suggest finishing the repairs before continuing to rent it out, so the place doesn’t do further harm to its reputation.

The rooms were clean and nice, the beds comfortable, and the staff friendly. It was a great stay with good service, and I’ll definitely come back. The location also works really well for driving or taking the bus to Clifton Hill and to see the falls.

I can’t recommend this place for March/Spring break or another Niagara vacation. Some rooms are dated and need major repairs. The bathroom needs work too, and the water can swing between too cold and too hot. Room temperatures were inconsistent, with no way to control heating or AC individually; it seems one control serves some rooms. The WiFi and internet were very slow, kept disconnecting, and weren’t reliable. There was rarely anyone at the main office, and repeated calls often went unanswered. Some recent 5 star reviews also seem fake or sketchy to me. They appear to come from the same person or company and were posted around the same time, which struck me as odd. P.S. I’m related to someone who booked at the hotel. Most hotel reservations allow 2 people, and my name doesn’t necessarily have to be on the reservation. Please disregard the owner’s reply and comment.

I was pretty disappointed because I’m sensitive to heat, and AC mattered to me in May. The booking listed air conditioning among the amenities, but the owner shouldn’t advertise it if guests can’t turn it on. The building may have AC, yet there’s no individual room control. I’m pretty sure it was completely off more than 75% of the time.
