I’ve stayed at Numa properties several times and was a regular customer, including on previous trips to Munich. Friends had visited me during the day before without any issue or warning, so what happened on June 7, 2026, around 6:00 PM came as a shock. I was resting in my room and hadn’t seen an email from Numa when a security guard suddenly appeared at my door. He seemed unable to explain clearly why I had to leave and said he worked for an outside security company. While I was trying to see who was there, he kept knocking and pushed the door open. I wasn’t fully dressed. As a woman travelling alone, I found this invasive and upsetting. My German male friend was visiting, not staying overnight, and calmly spoke to the guard. Had anyone told us visitors weren’t allowed, he would have left immediately. I was the paying guest with a booking through the following day, yet I was told to leave. I contacted Numa on WhatsApp for an explanation, but the first replies were automated, so it took time to get a clear answer. Eventually they told me to check my email and said my stay had been ended for an alleged breach of house rules. I was never personally warned, contacted directly, asked to have my visitor leave, or given a chance to resolve things before security and then the police became involved. When I asked why a paying guest was being removed without warning, I got no satisfactory explanation. The police were called, and the officers seemed to be following instructions without explaining what I had done wrong. It was humiliating, stressful and emotionally exhausting. I felt treated like a criminal instead of a customer. I asked for a refund for the night affected, but Numa refused and later said the decision was final. I understand that hotels and serviced apartments have house rules, but guests deserve reasonable communication, professionalism and respect when those rules are enforced. I experienced none of that, and I’m deeply disappointed that a long-time customer’s distress was met with so little concern. I can’t recommend Numa.

The rooms were nice, and I liked having both a kitchen and a fridge. Being close to OEZ also means excellent U-Bahn connections. The communication could have been better, though. There was no guide for using the stove, and I only got the checkout instructions by message three hours before leaving.

We’ve stayed at Numa four times, each in a different room. Its location is excellent, the gym is top notch for a full-body workout, and the off-peak window is 1200 to 1600. It also has a toilet and water dispenser. In the East, there’s a water dispenser with still and sparkling water, coffee capsules, and a lounge to sit and unwind. The laundry is on the East ground floor, and there are places to pick up fresh towels, an iron, ironing board and bedding on the East ground floor and West level 1. The lockers and fitness studio are useful too. Breakfast has friendly, helpful staff and pretty good Tchibo cafe crema, but there isn’t much variety. Freshly cooked eggs, whether scrambled, sunny-side up or omelette, are limited to two per person. For more, you have to take hard-boiled eggs from the basket. The sausage option on Saturdays is a welcome change from the usual boring choices. The parking gate is controlled by the Numa app. The parking area isn’t covered, and it’s a 100-150m walk depending on your room and parking spot. In sunny weather the car gets very hot; in rain it’s a pain to unload lots of luggage. Parking spaces aren’t clearly marked, so cars sometimes end up very close together and make it hard to get in or out. In #127 East, a Large studio with kitchen, the room had electric jalousie on two sides, making it quiet, dark and cool at night. It was missing a cutting board and cooking olive oil. We didn’t get the confirmation email, and as first-time guests we struggled a while to get into the room. Since we were staying over a week, they offered free weekly cleaning and sent a time window, but nobody arrived in that window. I had to message their customer agent on WhatsApp to arrange it, and the cleaner came at 5 pm. In #449 West, also a Large studio with kitchen, there was electric jalousie on only one side, but the kitchen had everything needed. We booked breakfast this time. The room got stuffy and warm in the evening and at night because of its direction and the single-sided jalousie. Luckily, fans were offered from the end of April onward. In #409 East, an Extra large studio with kitchen, there was also jalousie on just one side. It had a dishwasher and more room in the bathroom and kitchen than the standard room, but the fridge had no freezer section. It took several tries for the dishwasher tablet to dissolve, so we weren’t sure the upgrade was worthwhile. There was no cutting board again, so I had to contact the agent. Our last room was #536 West, a Large studio with kitchen, with jalousie on one side. It was the usual standard room and all good, and I didn’t need to ask for kitchen items. But once again, the confirmation email never arrived. I had to contact them two hours before check-in and insist on getting a reservation code.

The transport links are excellent: buses stop at the door, and the U2 U-Bahn is a few minutes away. The fitness studio is well equipped, and there are lockers, laundry, and free coffee and tea in the lobby. My room had a comfortable bed, a well-equipped kitchen, good olive oil for cooking, and free coffee pods and tea bags. But it was poorly lit, with no bedside lamps for reading or studying. Cleaning wasn’t included unless I paid extra, though clean towels were free. I booked Numa Viktoria for its cozy look and what seemed like attentive support, but during an important exam week I found it stressful. The hotel sits by a large six-lane intersection, so traffic noise continues even with the windows shut. Construction right next door started at 7:00 AM, and sound insulation between floors was poor enough that I could feel neighbors’ footsteps vibrating through the room and was kept awake past midnight. When I complained, they suggested free earplugs from the supply room. That didn’t feel like an adequate solution for the noise. I asked to move to a quieter side. At first they said no rooms were available, although their website showed availability. They wouldn’t offer an even exchange to a quieter room, saying I’d have to pay for a category upgrade or accept a downgrade without a refund. After a lot of persistence, I got a smaller room on the much quieter “West” side and a partial 15% refund. It felt like a battle, not hospitality. The location is convenient for transport, but it’s between gas stations and heavy traffic and isn’t pleasant for walking. With the noise and the difficult support experience, I wouldn’t recommend it to light sleepers or anyone needing to work or study.

We had a comfortable two-night stay as a couple. The room and bed were big enough, and the in-room kitchen was well equipped. There’s no reception, but the instructions were clear and helpful when we needed something. We also tried the gym. It’s small, but perfectly adequate. The metro is nearby, so getting to the old town was quick and easy.
