The sheets smelled clean, but several were stained, which is completely unacceptable for any property. I would have given this place 3 stars, but after I made an official complaint to booking.com, they told me the property never responded. I arrived at 20:30, a time the property already knew. The main door was left open, and the key code lock didn't work. I called the number on the front door, but the woman said she couldn't come and help because she was at work. There was an empty water jug in the room. When I asked about drinking water, she told me I'd have to drink from the bathroom taps. She said breakfast started at 8:30. I politely pointed out that online it said 8am, and that I had to leave at 8:20 for work. She rudely asked what I expected to eat at 8 o'clock in the morning, as if I was a huge inconvenience.

My husband and I were visiting from the United States and really enjoyed our time here. We felt welcomed by the owners and staff. The Old Rectory is beautiful, with incredible attention to detail. The owners clearly put in significant effort to preserve its original beauty while updating it for comfort.

The rooms were spacious, comfortable and quiet, and the location was perfect. Downstairs there's a living room with a TV, and you can help yourself to tea and coffee in the kitchen. The gardens are lovely to explore, with a vegetable patch, greenhouse, tennis court, chickens and more. Best of all, there's a resident puppy, so be ready for a hug :) The owners and staff were perfect too. An amazing stay, whether you're a couple after a peaceful break or travelling for an adventure.

We had a wonderful three-night stay in the garden room. It was amazing, very spacious and everything was very clean. The grounds are beautiful and so peaceful. Chris and Isla looked after us from the moment we arrived, and were extremely helpful and friendly. We'll be back in autumn xx

A real home away from home, charming, welcoming and comfortable. The owner was wonderful and so helpful. The place is elegantly decorated, with nice grounds around it. Breakfast eggs come from their hens. You do need to drive to Aldeburgh and Orford.
