Beamsley Lodge

Room 4 was clean, the bed was comfortable, and the small en suite was very nice. We paid for parking. The room hadn’t been refurbished as advertised, and I had to ask for a hairdryer that should have been there. Breakfast was only okay: it was very greasy, and I couldn’t eat the scrambled egg because it hadn’t been mixed properly. The presentation needs attention too. Butter and other spreads were left on a shelf, the milk wasn’t refrigerated, the cereal containers looked grubby, and the orange juice was left in cartons. The young men running the B&B were polite and helpful, but we won’t stay again. They need to up their game.

July 2025, review after the change of owners. We love the location and parking here. I’d also stayed with my husband two years ago under the previous owner, and left a review on the third-party booking site at the time. I wanted to update my Google review after this latest trip with my mum and the new owners. Adam was very helpful and accommodating, fitting us in despite being well booked. We had a lovely newly refurbished room on the second floor that hadn’t been let before. It was airy and spacious, with décor we really liked, and the bathroom was a good size. During the hot spell Adam brought us a fan, and with the window open it made the room comfortable. Breakfast ran from 8:30 to 9:30, with guests picking a time at check-in. The food was decent quality and well cooked, and the server was very friendly and keen to please. One morning everyone arrived for breakfast at once, and he struggled a bit, but stayed polite and got everyone’s food out by working around the tables systematically. We were in holiday mood and didn’t mind waiting. The outdoor tables are great for an evening meal if you’d rather stay in, and there are indoor tables if the weather doesn’t allow eating outside. This will stay our first choice in Eastbourne, and we’re grateful to Adam and the team for looking after us so well. Previous review, under the previous owners: Travelling from the north with Mum, we know what matters to us: guaranteed parking without lots of manoeuvring after a long journey, an accessible shower, and somewhere pleasant to relax in the evenings since we’re not into nightlife. Beamsley Lodge ticked every box and then some. Parking was easy, and Alison and Dave were lovely and welcoming, stopping for a chat when they passed. They’d thought of everything, even a mini-fridge in the room. We loved our bright, sunny room, with a light table and chairs between the windows. The shower room was well designed, came with toiletries, and everything was very clean. Breakfast was great in a lovely room. There was even an honesty bar with very reasonable prices for an evening treat if wanted. We loved staying here and hope to return next time we visit family nearby.

We booked for the Eastbourne air show based on the good reviews, but sadly those reviews turned out to be for the previous owners. The new owners seemed clueless, and the service was terrible. We arrived after 4pm as requested, only to be told our room wasn’t ready. The parking space we’d requested and had been told was unavailable was actually vacant. We were told there had been a mistake. The staff member who met us disappeared for quite a while, then came back to show us to the room. There were no toilet rolls, cups or towels, hairs in the basin, an uncleaned toilet and a dirty cooler inside. I also suspect the bed linen hadn’t been changed, as there were unpleasant marks on the sheet. Breakfast was farcical. The order was wrong, there was just one tiny pot of butter and one portion of marmalade between two, and when the cooked food eventually came, it was inedible. The bacon was so dry we couldn’t cut it, and the scrambled egg was unmixed and extremely overcooked. The sugar bowl had dirty sugar in it, and there was no milk on the table for tea or coffee. Our sleep was disturbed by people shouting and banging about from 2:30 to 5:30am. It was a terrible experience, and not cheap. Avoid.

Parking on site was a handy extra, and breakfast was just right, with plenty of options cooked to order. We spent two nights at Beamsley Lodge in Twin Room 105 and came away feeling properly rested. The room was spacious and spotless, with pretty decor, a lovely en-suite and very comfortable beds. Allison and Dave were really nice. We'd definitely recommend it.
