My son and his wife travelled over 200 miles for Airbourne, but when they walked in, the owner, I believe, started raising her voice and arguing with them about the booking paperwork. She was rude and unwelcoming. It also took a while to work out where the keys went when they left, though I believe they were found in a pot. We live in Pevensey Bay, so we won't be recommending this place anytime soon. Apparently it wasn't that clean either.

Our flight was delayed, so we got there at 9:30 pm, within the 8-11 pm late check-in window, which cost an extra £20. The booking details said check-in was available until 11 pm. A woman told us she was only the “night porter” and said, “I won’t check you in, you are late, call Booking.com,” then slammed the door in our faces. We were left out on the street with nowhere to stay. She showed no human decency. At midnight we had to pay for an Uber from Eastbourne towards London to find somewhere, and our weekend hiking plans were completely ruined. We called the next day to ask for the manager and complain. The same woman answered, now as “receptionist/manager,” and said tough luck, call Booking.com. Booking.com got the same rude, closed-off response when they asked for a refund. She refused. Never give this place or this devious woman your money. What has the world come to? So, so sad. If an owner of the Berkeley ever sees this, please get in touch, you can’t employ someone like that. If she is the owner or manager herself, I pray for your sad soul.

For the price, my single room had everything I expected and was good value for a one-night stay. Just be aware the soundproofing isn't great, so you may hear people walking around during quiet hours. They also ask for a £100 deposit at check-in.

I was greeted warmly when I arrived. My room was right at the top of the house, up a lot of stairs, but it was nicely furnished, with contemporary decor and a clean bathroom. The basement breakfast room was smart and tidy, with linen tableware and napkins, and a great choice of breakfast. I'd recommend this B&B to anyone visiting Eastbourne.

The location worked really well, close to the seafront and within walking distance of the town centre. Our room was clean, tidy and welcoming, and good value. Breakfast was very good too. Check-in hours are a little strict, and breakfast is only available during a one-hour slot, 8:30-9:30 am. The staff were friendly and welcoming, though, and it was perfect for an overnight stay. Thanks!
