Tony and Mary were even more of a pleasure than the elegant house itself. They were so friendly, and the whole place was beautifully decorated and immaculately clean. The building dates to around 1880 and has 12-foot ceilings. Mary and Tony brought out lots of lovely things for the basic breakfast. Our room also had a towel warmer and dryer in the bathroom. We enjoyed our stay at the Dunedin almost as much as finally getting to see this interesting city.

Dunedin Guest House has so much charm and warmth, and Mary and Tony are wonderfully welcoming, friendly, and accommodating hosts. The rooms are well appointed and spotless, and breakfast offers a great selection of good quality food. There's WiFi and free on-street parking. The setting has a stunning view of Arthur's Seat, while still being handy for the university and city centre. Definitely a good choice.

We stayed for three days in May 2017. The neighborhood was quiet and had easy access to restaurants, though our room was cramped. The bathroom problems made the stay very difficult. A faulty toilet barely flushed on the first day, then stopped working altogether by the end of our visit. A leaking supply line had also left a growing puddle on the floor before we even checked in. We told the owner right away. He brought in a plumber for the leak, which seemed to be dripping into the walls and could possibly have been flooding the level below, but did nothing about the toilet. On days two and three we had to pour water from the sink bowl into the toilet bowl to flush. Then the proprietor left us a curt note telling us not to put water in the cistern, though we had been filling the bowl, not the cistern. There was no thanks for flagging the leak, apology or discount for the broken toilet, or offer to move us. We were left with a cold instruction, and mostly had to walk about a mile to use a restaurant bathroom. Using the toilet at Dunedin Guest House felt like camping. There are other pleasant B&Bs in the neighborhood that aren't in the Rick Steve's guide, so look around online for alternatives in this lovely area.

Mary and Tony were incredible hosts, and I was very satisfied with my stay. My room was comfortable and looked out over Arthur's Seat. Towels, tea, biscuits, and an electric kettle were provided. Breakfast is included, though I'd highly recommend paying extra for the hit breakfast.

I had a great room on the top floor, room 6, with a lovely view and comfortable space. The guest house is in a quiet, pleasant area not too far from the city, and breakfast was great. The only downside was that I couldn't get a WiFi signal on the top floor. The people there were very nice and always ready to help.
