The owner kept me well informed, and having a little kitchen, dining area, and a Tesco nearby was handy. The room was small but nice and clean, with a shower and sink in the room and a shared toilet. I only need a room to sleep in, not hang out, so it suited me perfectly. I also liked being a little away from the busy parts.

The kitchen was really useful, and the place felt cozy. I enjoyed staying here for a few days. My room was fine for one person, though small. Sharing a toilet with no window wasn't my favorite, and some people were noisy when arriving, shutting doors, or talking loudly. The shower took quite a while, but it was nice enough to make me joke that there was room for another toilet.
Jack made us feel welcome and was very helpful. We only stayed one night, but the facilities were great, and we could leave our luggage there. The reception area and kitchen were lovely, and the place was clean. The location was perfect. I’ll definitely return when I’m next in Edinburgh.
I’ve stayed here several times during festival season and would recommend it to anyone visiting Edinburgh. It’s very central, with shops and other amenities close by. The place is clean, tidy, and clearly well looked after, and Jack was a pleasure to deal with.
The room was tiny, uncomfortable, and had damp everywhere, including a musty smell. The shower was uncomfortable and never hot enough. Jack, the host, wanted to enter our room to inspect the pipes, which made me really uncomfortable. After I posted my review in the Booking app, he argued that I hadn’t read the information sheet. I showed him that I had, but he wouldn’t accept that he could be wrong and insisted the shower was fine. There was no admin or owner around. It was far from the points of interest. I’ll never come back and wouldn’t recommend it to anyone.
